Technical school education and/or 10 years of experience troubleshooting and repairing building mechanical/life safety systems including heating, ventilation, plumbing, electrical, emergency systems and building hardware.
Demonstrated ability to lead and develop a high performing maintenance team.
Strong interpersonal and communications skills with a high aptitude of root cause analysis troubleshooting skills.
Knowledge in building design and construction principles.
General grounds maintenance knowledge of synthetic turf and sport field maintenance.
Asbestos designated person trained and certified.
Active in the WASBO Facilities Manager Certification program.
NEC, NFPA fire alarm and sprinkler, NFPA Life Safety Code, OSHA, EPA, and ASHRAE codes and standards.
Possess a valid drivers license and acceptable driving record.
Experience implementing and maintaining a preventative maintenance program which optimizes efficiency and limiting equipment downtime.
Trains maintenance staff on the operation and repairs of HVAC/R equipment, boilers, chillers, electrical systems, fire alarm systems, fire sprinkler systems, plumbing repairs, locksmithing, I-VU building automation system, print reading, work order system, building envelope systems, and door access controls.
Completes the new hire maintenance check list with new employees which familiarizes maintenance technicians with district facilities operation systems.
Leads and reviews that projects and work order completion complies with federal, state, and local codes, laws, and regulations; participates in performing the most complex work of the department including organizing and assigning work, setting priorities, and following up to ensure coordination and completion of assigned work.
Coordinates projects and work orders with the building Principals, Maintenance Technicians, and contractors to ensure minimal disruption to the educational environment.
Performs administrative services, inspections, and repairs in addition to routine skilled maintenance duties within the specific trade such as electrical, carpentry, painting, locksmithing, HVAC/R, or plumbing; performs general unskilled and semi-skilled maintenance work and may assist in other trades.
Reports all problems of a serious mechanical nature, which may require the assistance of outside mechanical contractors or service agencies.
Assists the Director of Facilities in employee hiring and provides feedback utilized on Facilities team employee annual performance evaluations.
Assists the Director of Facilities with project planning and scheduling.
Assists the Director of Facilities with oversight of contracted services.
Leads and assists as necessary with the preparation and take down of gymnasiums, athletic fields and the auditorium for games or performances.
Leads and performs snow removal around the buildings.
Leads and assists with grounds maintenance such as mowing, trash pick-up and landscaping.
Leads and assists in movement of furniture, equipment and supplies within and between buildings.
Ability to respond after hours to district emergencies or equipment failures on-site within 45 minutes of notification.
Commitment to continuous improvement planning and keeping up with advancing building systems, technology, and sustainability practices.
Performs all other duties as assigned by the Director of Facilities, District Administrator and/or Board of Education.
