BUILDING MAINTENANCE SPECIALIST II

Full-time, benefitted, nonexempt, AFSCME-represented position

JOB DESCRIPTION: 



General Statement of Duties: Performs a variety of maintenance and repair work essential to the function of a large multi-use building and aquatic center including cleaning, carpentry, facility operations; monitoring, adjustment and repair of mechanical systems; performs related work as required.  


Distinguishing Features of the Class: An employee in this classification is distinguished from the Custodian classification in that in addition to performing some custodial functions in an assigned building, this level positiion performs routine maintenance and repair on facility fixtures. Work is performed under the general supervision of Maintenance and Operations Program Manager or equivalent who reviews work on the basis of quality and quantity.  Supervision is not normally a responsibility of positions in this classification but may provide lead work to staff, seasonal employees, and volunteers. 


Examples of Essential Duties Performed: (Illustrative only. Any single position of a class will not necessarily involve all of the duties listed, and many positions will involve duties that are not listed.)


  • Perform b
    asic cleaning of a building, which includes vacuuming carpets and mopping, buffing, and waxing hallways and floors; washing windows; collecting and disposing of trash.
  • Service, maintain, and repair restrooms, toilets, urinals, sinks, drains, exhaust fans and other related plumbing fixtures.
  • Service, maintain, and repair structures, windows, doors, floor tile, walls, ceiling tile, lighting systems and other related building structural components.
  • Move and/or set up office furniture as appropriate for meetings, programs, and classes. Facilitate room set-ups and site plans for facility special event use.
  • Verify proper operations for mechanical systems such as chillers, boilers, cooling units, fans, pumps, unitary heaters, and air compressors. Conduct major and scheduled maintenance of HVAC and other systems.
  • Inspect, adjust and make repairs to plumbing, heating and electrical systems.
  • Inspect and make repairs to equipment, furnishing and fixtures.
  • Report major structural or equipment damage to facilities maintenance and operations program manager.
  • Monitor and adjust computerized systems to insure efficient operation of mechanical building systems.
  • Assist staff with keeping the facility safe and accessible for employees and patrons.
  • Perform exterior maintenance on building, such as removing graffiti, and pressure-washing walkways, washing windows, and removing obstructions from light fixtures.
  • Monitor facility for safety issues and corrects unsafe situation or reports situation to facility manager and/or Safety Committee.
  • Maintain inventory of supplies required for cleaning.
  • Obtain bids for building maintenance, which includes replacing carpeting and refinishing wood floors, HVAC; submit bids to supervisor for review.
  • Perform other duties as assigned.



DESIRABLE QUALIFICATIONS:


Knowledge: Considerable knowledge of the methods, procedures, and supplies used in facility cleaning and maintenance; preventative maintenance processes and policies; tools and equipment used in the maintenance and repair of buildings and mechanical systems; equipment operation; operating systems of motors, pumps, fans and other machinery associated with HVAC; computerized systems providing HVAC to buildings; chemical solutions and compounds used to clean and repair equipment and fixtures; related safety practices and precautions; Knowledge of building codes and standard building methods. 


Skills: The use of cleaning equipment; repair of building fixtures/mechanical systems; room scheduling software; basic computer skills; operation of construction and earth moving equipment. 


Abilities: Work independently; exercise initiative and judgment in completing tasks and responsibilities. Read and understand technical material including instruction manuals, machine and building blueprints, and construction plans and specifications. Inspect, maintain and repair items using a variety of disciplines such as carpentry, plumbing, HVAC. Monitor and adjust systems using computerized automated equipment. Use a variety of power and hand tools to repair and maintain fixtures and equipment; follow routine preventive maintenances schedules. Learn the identification and proper handling of hazardous materials that are typically found in a public facility. Establish and maintain an effective working relationship with other employees and patrons. Plan and provide training to staff. Record keeping, prepaid reports and assist with developing budgets. Be available and respond for emergency call-back as necessary. Respond to off-duty requests. 


Minimum Experience and Training: 
Equivalent to a high school diploma plus three years of responsible experience in building custodial/maintenance work experience including minor carpentry, electrical, plumbing, and HVAC repair is desirable; or any satisfactory combination of experience and training which demonstrates the knowledge, skills, and ability to perform the above-described duties. CPO/AFO certification.


Preferred Experience and Training: Two Year degree in building science or related field, Limited Maintenance electrician license, Oregon State Backflow Assembly tester, Oregon Contractors License.


Physical Demands of the Position: While performing the duties of this position, the employee is frequently required to bend, twist, kneel, stoop, crouch, often in conjunction with reaching for and manipulating objects and cleaning equipment. This position requires the employee to be standing/walking for over 75% of the work period. The position requires mobility including the ability to move materials weighing up to 50 pounds on a regular basis such a s boxes, bags, small equipment and may occasionally require the employee to move materials heavier than 100 pounds with the assistance of a dolly or cart. Manual dexterity and coordination, including but not limited to grasping and squeezing, are required for the vast majority of the work period. Work is most always performed indoors, thus exposure to weather extremes is not likely - gyms at WC, however, lack AC and become hot in high summer temperatures. Exposure to loud noise is moderate and occasionally requires the use of ear protection. Personal Protective Equipment: Position requires the use of chemical resistant/liquid-proof gloves, ear protection, Chem-Guard goggles, safety glasses; when cutting, grinding, sanding. Particle Mask; when dusting and other tasks where needed. Closed-toe, rubber soled shoes at all times. Long pants following the department's Uniform Policy. 
 

Necessary Special Requirements: Possession of or ability to obtain a valid Oregon driver’s license with a safe driving record and if hired, maintain a driving record that meets the district's safe driving matrix. Because this job is considered safety sensitive, a drug screen test will be required prior to employment.

Hours/Shift

Tuesday-Saturday 7:00am - 3:30pm and flexible hours for emergency needs.
