​Overview 

The Coves at Columbus is seeking a strategic and experienced Area Manager to oversee the operations, performance, and growth of multiple residential properties within our portfolio. This role is responsible for ensuring that each community operates efficiently, achieves high occupancy, maintains strong financial performance, and delivers an exceptional resident experience. 

​The Area Manager serves as a regional leader, supporting and developing on-site Property Managers and their teams, while implementing consistent operational standards and driving organizational initiatives. 

​This individual should be proactive, solutions-oriented, and skilled in improving property performance through systems, coaching, accountability, and hands-on operational support.

​Key Responsibilities 

​Portfolio Operations & Leadership 

  • ​Oversee daily operations across multiple communities, ensuring compliance with company policies, Fair Housing regulations, and local/state requirements 

  • ​Conduct regular property visits, operational audits, and building/grounds inspections 

  • ​Support Property Managers in coordinating maintenance, capital projects, and vendor performance 

  • ​Act as the escalation point for resident concerns, vendor relationships, and operational challenges 

  • ​Lead, train, mentor, and evaluate Property Managers, Leasing Teams, Maintenance Supervisors, and support staff 

  • ​Recruit and onboard new team members as needed to build and retain high-performing site-level teams 

Leasing, Marketing & Occupancy Strategy 

  • ​Drive occupancy and revenue goals across the portfolio through effective leasing strategies 

  • ​Oversee property marketing initiatives, branding consistency, and listing accuracy across digital platforms 

  • ​Ensure leasing standards, tour processes, follow-up cadence, and lead management systems are adhered to across all sites 

  • ​Analyze traffic, conversion, and resident retention metrics to implement improvements 

​Financial Performance & Budget Oversight 

  • ​Prepare, review, and manage annual operating budgets for each community 

  • ​Monitor and enforce rent collection, delinquency management, legal notices, and eviction processes 

  • ​Review weekly financial reporting including rent rolls, ledgers, and expense variance tracking 

  • ​Approve large purchases, bids, contract negotiations, and vendor invoices 

  • ​Use data to drive portfolio-wide performance and expense efficiency 

Compliance, Administration & Reporting 

  • ​Ensure compliance with Fair Housing, OSHA, life-safety standards, and all company operating procedures 

  • ​Maintain accurate and organized reporting, documentation, and property records 

  • ​Provide weekly, monthly, and quarterly performance reports to the Regional/Executive Team 

  • ​Standardize operational workflows and ensure consistent adoption across all properties 

  • ​Oversee resident engagement and retention programs to maintain a positive reputation and strong community culture 

​ 

​Requirements & Qualifications 

  • ​5+ years of property management experience, including multi-site or senior-level oversight 

  • ​Demonstrated success improving underperforming or distressed properties 

  • ​Strong leadership skills with experience managing and developing diverse teams 

  • ​Proficiency with Yardi Voyager, RentCafe, or comparable property management systems 

  • ​Solid knowledge of Fair Housing laws and property operations best practices 

  • ​Excellent communication, decision-making, and conflict-resolution skills 

  • ​Highly organized, analytical, and comfortable managing competing priorities 

  • ​Ability to travel regularly across assigned properties; valid driver's license required 

  • ​Able to walk sites, climb stairs, and occasionally lift up to 25–50 lbs
