Position Type/Hours:

Full-time position. Hours will vary Monday through Friday, 6:30 a.m. to 5:30 p.m. **Employee may be assigned an on-call or irregular work schedule.

 

Position Purpose:

The Maintenance Supervisor is responsible for overseeing the maintenance, repair, and upkeep of Delta ModTech’s facilities and equipment. This includes HVAC, cranes, electrical systems, refrigeration, and building infrastructure such as restrooms and common areas. This role ensures a safe, efficient, and well-maintained work environment while managing one maintenance employee and coordinating with external contractors.

 

Essential Functions:

Facility & Equipment Maintenance

  • Perform and oversee general building maintenance and repairs, including replacing light bulbs, unclogging pipes, painting, and other upkeep activities.
  • Monitor and maintain consistent building temperature; identify and report HVAC issues promptly.
  • Perform limited ground maintenance such as plowing, clearing snow from sidewalks, and spreading ice melt as needed. Serve as point of contact for grounds maintenance personnel.
  • Ensure all appliances, vending machines, and building/lawn maintenance equipment and tools are in good working order. Request service or replacement when necessary.
  • Conduct preventative maintenance and schedule service on facility systems including elevators, fire pumps, and ventilation. Maintain accurate logs of all service and repair activities.
  • Identify, report, and help mitigate hazardous conditions within the facility and on surrounding grounds.
  • Oversee maintenance of bathrooms and ensure functionality of fixtures, plumbing, and sanitation systems.

 

Contractor Coordination

  • Gather bids and present options to appropriate personnel for building repairs or maintenance requiring outside contractors.
  • Coordinate, schedule, and inspect approved contractor work to ensure completion to Delta ModTech standards.
  • Serve as the main point of contact for all maintenance-related vendors and service providers.

 

Planning, Supplies, and Documentation

  • Order supplies and materials needed for facility and equipment maintenance.
  • Maintain maintenance records, work orders, and preventive maintenance logs.
  • Support planning and execution of facility upgrades, capital projects, and efficiency improvements.
  • Ensure all maintenance work aligns with company safety and environmental policies.

 

Team Leadership

  • Supervise, train, and evaluate one maintenance employee.
  • Assign and prioritize maintenance work orders and ensure timely completion.
  • Promote a culture of safety, accountability, and continuous improvement among maintenance staff.

Emergency & On-Call Response

  • Serve as the on-call contact for building emergencies, equipment failures, and security alarms.
  • Take immediate action to minimize downtime or hazards during off-hours incidents.

 

 

Safety & Compliance

  • Ensure compliance with OSHA, electrical, fire, and environmental safety standards.
  • Maintain safety documentation and support audits or inspections as required.
  • Collaborate with leadership to uphold Delta ModTech’s high standards for facility safety and cleanliness.

Education & Experience

  • 5+ years of facility or maintenance supervision experience, preferably in a manufacturing or industrial environment.
  • Strong working knowledge of HVAC, electrical, crane, refrigeration, and general building systems.
  • Experience coordinating contractors and managing maintenance personnel.
  • Knowledge of safety hazards and proper use of personal protective equipment.
  • Ability to perform basic repairs and operate tools or equipment used in routine maintenance.
  • General knowledge of plumbing, HVAC systems, carpentry, and electrical systems.
  • Operation of a variety of tools and equipment. 
  • Ability to interact with staff and vendors while remaining professional, polite, and courteous.

Position Type, Work Environment & Travel

  • Full time, non-exempt
  • Exposure to fumes or airborne particles, moving mechanical parts and vibration. 
  • Travel – **Possible travel to service other locations.

 

 

Physical Demands:

While performing the duties of this job, the employee is regularly required to stand. The employee is frequently required to use hands to finger, handle, or feel objects, tools, or controls and to climb or balance. The employee is frequently required to walk; reach with hands and arms; stoop, kneel, crouch or crawl, climb ladders; and talk or hear. The employee must regularly lift and move up to 25 pounds and frequently lift and move up to 50 pounds. The employee will work in both indoor and outdoor environments. 

 

Skills

  • Excellent troubleshooting, problem-solving, and prioritization skills.
  • Strong organizational and communication abilities.
  • Proficiency in maintenance management systems (CMMS) or related tracking tools.
  • Ability to read and interpret blueprints, schematics, and technical documentation.

 

Certifications (Preferred)

  • HVAC Certification
  • Electrical License or Journeyman Certification
  • OSHA 30-Hour Certification

 

 

Salary Range:
 $75,000 - $95,000 per year (DOE - Depending on Experience)
