SUMMARY: Under direct supervision performs preventative maintenance duties as assigned to assure that the physical plant and properties of WyndStone and SkyRidge Cottages are well maintained.
ESSENTIAL JOB FUNCTIONS:
Repairs and Maintenance:
- Completes routine work orders in a timely manner and reports on status
- Repairs or replaces defective equipment parts using hand tools and power tools, and reassemble equipment
- Assists with remodel and constructions projects
- Maintains lawn equipment and vehicles
- Responds and addresses in a timely manner special facility needs identified and requested by staff and residents. Duties may include but are not limited to minor carpentry, plumbing & electrical.
- Performs routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, and the physical condition of buildings does not deteriorate.
- Remove snow and ice from sidewalks, parking lots and other areas of the campus.
- Records maintenance and repair work performed.
Safety:
- Obeys safety rules of St. John’s United
- Identifies, reports, and/or corrects obvious safety hazards
- Attends mandatory safety in-services

Employee Responsibilities:
Follows policy and procedures on annual TB testing.
Follows policy and procedures on annual influenza vaccinations.
Attends all mandatory in-services
Performs other duties as assigned by the Administrator or person in charge of area where work is being done.
Requirements
REQUIREMENTS:
Minimum Requirements: High School Diploma or GED, one or more years of experience in related field.
Knowledge, skills, and abilities required:
- Ability to accept responsibility and account for his/her actions.
- Ability to do minor carpentry, painting, plumbing and electrical.
- Ability to operate and maintain work tools.
- Ability to safely use machinery.
- Ability to understand written and verbal communication.
- Ability to lift and manipulate heavy objects.
- Ability to understand and follow safety policies and procedures.
PHYSICAL DEMANDS:
Requires heavy physical work more than 70% of the time, including lifting up to 50 pounds, pushing, pulling, carrying, walking, and bending for prolonged periods of time.
WORKING CONDITIONS:
- Work involves some exposure to dirt, dust, fumes, unpleasant odors, and/or loud noises.
- Work involves some exposure to hazards, bloodborne pathogens, or physical risks, which require following basic safety precautions.
- Normal health care environment.
- Work involves exposure to plants and animals within the environment.
