We’re looking for a detail-oriented Accounting Specialist to join our Accounting team! In this role, you’ll manage financial processes for a portfolio of 140 properties, including reserve draw requests, tenant ledger updates, and utility charge calculations. You’ll collaborate with internal teams and external partners to ensure accuracy and timeliness in financial reporting.

What You’ll Do: 
  • Oversee capital and maintenance invoice reviews for reserve funding eligibility
  • Prepare quarterly financial draw requests and supporting documentation
  • Review legal documents with accounting staff to determine financial procedures
  • Post utility charges and approve tenant refunds
  • Maintain financial logs and records
What We’re Looking For: 
  • 1+ year of general accounting experience
  • Strong attention to detail and organizational skills
  • Ability to work independently and solve problems proactively
  • Experience in property management is a plus
  • Comfortable with MS Office and accounting software

RESPONSIBILITIES:
·         Oversee our Replacement Reserve Draw Process, including review of capital and repairs and maintenance invoices and determining eligibility for replacement reserve funding for approx. 140 properties
·         Preparations of quarterly draw request (including cover letter, summary, invoice copies and cancelled checks) while working with internal and external customers to answer questions and solicit direction / feedback as needed. Follow up with necessary parties throughout the process, providing explanations and reasoning as needed
·         Review of legal documents (mainly Partnership Agreements) with the assistance of Property Accountants to gain understanding of eligible items and related procedures specific to investor(s).
·         Maintain Excel Log Sheets as to the status of replacement reserve draws requests made and timing of funding.
·         Download monthly bank statements
·         Research and enter all re-applies and credits to tenant ledgers, including credits for utilities.
·         Review tenant refunds and move out statements and approve for final payment.
·         Calculate and post utility charges to resident ledgers
·         Other tasks as assigned
 

QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
  • High school diploma required, college degree optional.
  • 1 year of general accounting experience
  • A combination of education and experience is acceptable.
  • Organized, attentive to detail and ability to manage multiple tasks and the status.
  • Experience in real estate/property management preferred, but not required
  • Knowledge with computers and ability to learn our accounting software.
  • Ability to act and operate independently with minimal daily direction from manager to accomplish objectives.
  • Proactive and independent approach to research and problem solving
  • Language Skills - Ability to read, write, interpret and analyze business publications, technical procedures and government regulations. Ability to write and interpret reports, correspondence and manuals. Ability to effectively present to groups of people including employees, vendors and the general public.
  • Math Skills - Ability to work with concepts such as probability, statistical inference and fundamentals of geometry. Ability to apply concepts such as fractions, percentages, ratios and proportions to situations.
  • Reasoning Skills - Ability to solve problems and work with a variety of concrete variables in situations where only general guidelines exist. Ability to interpret instructions in written, oral, diagram or schedule form.
  • Computer Skills - Intermediate experience with MS Office and accounting software.

  • Ongoing professional development.
PHYSICAL DEMANDS:
  • Rarely must stand, reach with hands/arms, stoop, kneel, crouch, crawl, bend and lift up to 25 pounds.
  • Occasionally must use hands to finger/handle/feel.
  • Regularly must sit, talk and hear.
  • Close vision is required.
WORK ENVIRONMENT:
  • Normally works in an environment with moderate noise.
