Position Summary
The Home Loan Advisor is responsible for originating high-quality first and second lien mortgage loans through branch referral sources, the online application channel and internal loan refinance inquiries. This role works directly with internal staff to ensure our members have an exceptional experience from initial contact through loan funding. The Home Loan Advisor will be responsible for interviewing prospective borrowers to analyze financial and credit information, assisting with financing objectives, advising on products and pricing, and match members with solutions that meet their financial needs, while ensuring compliance with applicable regulations, Credit Union policies, and investor guidelines.
Duties and Responsibilities
Business Development and Loan Origination
- Originates mortgage applications received through internal referral, online application channels or from inquiries, by consultative selling to asses needs, provide financial options, and recommend solutions in the member’s best interest.
- Educate and guide members through the loan process. Answer questions and resolve problems that may develop with loan files, providing updates as necessary to the members, realtors, and other stakeholders.
- Accurately interpret and apply FUS Policy, Standards, GSE guidelines and AUS findings to facilitate loan decisioning.
- Take complete and accurate applications using the Credit Union’s loan origination system; ensure all required documentation is collected for timely and compliant processing.
- Partner closely with processing and underwriting to ensure efficient file flow, pipeline management and rate lock adherence.
Member Service & Relationship Management
- Deliver exceptional service through all communication channels, ensuring member needs are met with professionalism, timeliness, and care.
- Identify opportunities to cross-sell other Credit Union products and services that align with the member needs.
- Counsel members whose applications are declined, offering guidance to improve their ability to qualify for future financing.
- Continually meet with, educate and partner with branch managers and member-facing staff to enhance their understanding of FUS products and establish referral relationships.
- This is not a remote work position.
Operational Excellences & Compliance
- Ensure all loan application, disclosures, and documentation meet applicable investor, regulatory, and Credit Union Requirements.
- Maintain current knowledge of mortgage industry trends, regulatory changes, and Credit Union product offerings.
- Recommend process improvements, product enhancements, and service initiatives that benefit the membership and improve departmental efficiency.
Qualifications
- Excellent communication skills, both verbal and written, with the ability to explain complex financial information clearly.
- Strong organizational skills with the ability to manage multiple priorities and deadlines in a fast-paced environment.
- Proficiency with internet-based loan origination systems and Fannie Mae DU.
- Strong working knowledge of conventional/conforming mortgage lending principles, practices, and compliance requirements.
- Professional presence and the ability to represent the Credit Union positively in the community.
- Self-motivated and results-driven, with a commitment to member services and team collaboration.
Education/Experience Requirements
- Associate degree or equivalent combination of education and experience.
- Min 2 years’ experience as a loan officer.
- Must be eligible to obtain and maintain registration with the Nationwide Mortgage Licensing System (NMLS) in compliance with the SAFE Act and NCUA regulations.
- Knowledge of FHA, FNMA, FHMC and VA products, including processing and underwriting experience within a financial institution.
- Knowledge of Symitar preferred. Proficiency in math with a high degree of accuracy and the ability to perform complex income analysis, including the ability to scrutinize personal and corporate tax returns.
- Must be detail oriented, dependable, and able to assume responsibility and maintain a cooperative attitude with members and other employees.
- Must be goal oriented.
Working Conditions/Physical Demands
- Ability to site, stand, walk, bend, and lift up to 20 pounds.
- Ability to work in an office environment, requiring the use of office equipment, such as personal computers, fax machines and cell phones.
- Must be able to move around the office to perform lending and sales activities.
- Must be able to travel to other branches, member locations, community events and other places of business by car or public transportation.
