General Purpose/Summary of Job:

The Asset Manager will play a critical role in supporting Vornado Realty Trust’s Class A retail assets. This position will provide analytical, financial, and operational support for premier street retail and mixed-use assets, working closely with cross-functional partners in Leasing, Finance, Property Management, Development, and Accounting, as well as external institutional investors and joint venture partners.
Key Responsibilities
- Collaborate with internal and external stakeholders to ensure timely communication of asset performance, capital expenditures, and operational initiatives.
- Partner with Leasing and Property Management teams to prepare financial reporting of leasing activity, capital projects, and repositioning strategies.
- Lead joint venture and lender reporting, including preparation of quarterly updates, variance analyses, and covenant compliance reviews.
- Maintain Argus and Excel models to reflect current performance and assumptions throughout the asset lifecycle.
- Monitor asset performance and key performance indicators relative to financial reporting, budgets, and strategic goals.
- Work in close partnership with leasing, design & construction, finance, legal, and property management teams to deliver coordinated asset strategies.
- Prepare and support the production and review of annual operating budgets, business plans, and reforecasts; coordinate information across departments to ensure accuracy and alignment.
- Prepare and maintain financial models, valuation analyses, and dashboards to support decision-making and strategic recommendations.
- Conduct financial analyses including refinancing, disposition, and redevelopment evaluations, as well as sensitivity and scenario modeling to guide asset strategies.
- Assist in ad hoc preparation of materials for senior management and investment committee presentations, highlighting key assets and portfolio-level insights.
Qualifications
- Bachelor’s degree in Finance, Real Estate, Business, or related field; MBA or Master’s in Real Estate preferred.
- 5–8 years of experience in real estate asset management, investment analysis, or finance — preferably with institutional retail or mixed-use assets.
- Strong financial modeling skills with proficiency in Excel and Argus Enterprise.
- Demonstrated ability to interpret lease and loan documents, partnership agreements, and complex financial structures.
- Excellent written and verbal communication skills; comfortable interacting with senior executives, partners, and lenders.
- Highly organized, proactive, and resourceful, with the ability to manage multiple priorities in a fast-paced environment.
- Team-oriented, hands-on approach with strong attention to detail and analytical rigor.
The starting base salary for this New York position is expected to be between $150,000 to $200,000 annually. Actual salary will be determined based on skills, experience (to the extent relevant) and other job-related factors, consistent with applicable law.
