JOB SUMMARY

The Maintenance Supervisor is responsible for the daily maintenance functions at his/her assigned properties, ensuring the physical condition of the property meets management objectives. The supervisor manages a team of workers, maintains equipment, regularly inspects the sites, assigns workers to various projects, and completes work orders as necessary. The purpose of this position is to ensure that the physical condition of the property meets management objectives.


ESSENTIAL DUTIES


A. Maintaining the Physical Asset:

  • Responsible for the condition, appearance and good working order of the buildings and grounds at the assigned properties.
  • Responsible for preventive maintenance at the property, detailing the location, item, and schedule for performance of these functions.
  • Oversees resident and site work orders at the property ensuring completion in a timely manner, and properly files all associated paperwork.
  • Responsible for being available/on-call by phone in case of an emergency when the need arises for assigned properties.
  • Responsible for the turnover schedule of vacant apartments. Ensures turnovers are completed in an expeditious manner to avoid the loss of any rental income.
  • Responsible for inventory control of the property’s maintenance supplies, performing a monthly inventory and making recommendations to the Property Manager for the purchase of supplies and equipment.
  • In conjunction with the Property Manager, based on need and approval, solicits bids from contractors for such work as plumbing, electrical, landscaping, carpeting, painting, and safety systems preventive maintenance. 
  • Schedules maintenance contractors and follows up to ensure work is completed in accordance with scope of contracts.  
  • Makes recommendations for capital improvements at the property; solicits bids from contractors.   
  • Ensures that all company maintenance policies and procedures are implemented at the property.
  • Ensure the company standards for the performance of maintenance functions are consistently maintained.
  • Represents himself/herself and the property in a professional manner with residents, visitors, and other employees.
  • Responsible for inspecting and reporting to Property Manager any lease or maintenance violations by residents.


B. Personnel

  • Hires, supervises, and schedules all maintenance staff at the property. 
  • Responsible for preparing and implementing a weekly work schedule for himself/herself and all maintenance technicians, groundskeepers, and cleaners at the property.
  • Conducts regular meetings and provides direction, guidance, & supervision to the maintenance technicians, and applicable groundskeepers and cleaners.
  • Trains maintenance technicians in the proper performance of their functions, consistent with company policies, procedures, and standards.
  • Schedules maintenance contractors and inspects work completed to ensure performance in accordance with the requirements of their contracts.
  • Completes training as needed and develops best practices regarding safety and compliance including but not limited to lifting heavy items, how to make repairs while guarding against the possibility of viruses and hazardous waste.


C. Budgeting

  1. Makes budget recommendations to the Property Manager for all maintenance line items.
  2. Assists the Property Manager in controlling maintenance expenses and adhering to the property’s approved budget.


Requirements

REQUIRED EDUCATION & EXPERIENCE

A minimum of a High School Diploma or equivalent. At least 3 years supervisory experience in a maintenance or facilities related field. Budgeting and expense management experience a plus.  

REQUIRED COMPETENCIES

  • Skilled at property maintenance tasks including but not limited to basic electrical, plumbing, carpentry, painting, appliance & HVAC repair, unit turnovers, grounds & landscaping, and other property upkeep.
  • Must be available to address emergency issues at the property after scheduled work hours.
  • Ethical conduct, integrity and trustworthiness.
  • Interpersonal, time management and problem-solving skills.
  • Adaptability through periods of change and growth.
  • Ability to multitask based on prioritization and time sensitivity.

WORK ENVIRONMENT

An individual working in this role must be able to withstand prolonged periods of standing & walking; is routinely required to use hands, reach with hands and arms, bend, and use various machines and tools. Must be physically able to climb ladders, bend, or crawl into awkward spaces. Specific vision abilities are required for parts of the job to include close vision, color vision, peripheral vision, and ability to adjust focus. The noise level in the work environment is usually moderate with occasional exposure to loud noises from machinery & equipment. This position may require lifting up to 50 pounds. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Valid Driver’s License and reliable transportation required to travel to locations within the portfolio as required.

SALARY

The expected wage range for this role is detailed below. Final compensation will be based on the candidate’s skills, experience and qualifications and will fall within the stated range in accordance with applicable state law. This position is eligible for additional incentive pay based on achievement of metrics as defined for the role.
