Rare opportunity to gain experience in all four quadrants of CRE:

Principal Real Estate Investors is offering an exciting two-year Rotational Analyst opportunity! The program provides meaningful work experience and career development across all four quadrants of real estate – private debt, private equity, CMBS, and REITs.

  • Analysts will gain cross-discipline analytic capabilities, as well as a holistic view of our business. You will gain exposure to the real estate investment management industry across asset classes and strategies that span the spectrum of public and private equity and debt. Departments participating in the program include Acquisitions & Dispositions, Asset Management (includes Development), Private Debt Origination, CMBS, and REITs.
  • Four rotations, typically 6 months in duration.

Upon completion of the program, high performing analysts will be considered for available full-time opportunities within Principal Real Estate Investors.

 

Potential responsibilities throughout the program:

  • Conduct Technical Analysis: Assist the team by conducting independent technical analyses within appropriate risk/return parameters on investment opportunities. This involves evaluating transaction structures, appraisals, cash flow analyses, lease reviews, financial statement reviews, and more.
  • Effective Communication: Communicate conclusions regarding investment risk and viability effectively. Provide analytical support for assessing investment opportunities, utilizing sensitivity analysis, variance analysis, or preliminary valuations.
  • Market Insight: Develop and maintain a comprehensive understanding of real estate economics, competitive environments, and existing portfolios within assigned markets.
  • Transaction Management: Assist in navigating a transaction or investment through the entire process, utilizing all available resources. Ensure accurate and timely accumulation and dissemination of information.
  • Continuous Learning: Develop an understanding of products, programs, and clients’ needs through available training programs and active involvement in ongoing investment activities.

We have two openings. One could start as early as January of 2026 or both will start in the summer of 2026.

Who You Are:

  • Bachelor's degree or equivalent, with a preference for degrees in finance, real estate, or a related field, to be obtained by the December of 2025 or summer of 2026 for a start date of January 2025 or summer 2026
  • Strong quantitative financial background and statistical proficiency, including a solid understanding of basic finance concepts such as the time value of money
  • Real estate experience, whether through full-time employment or internships

Additional Preferred Skills and Experience:

  • Excellent communication and social skills
  • Consistent track record to take initiative and work independently in a fast-paced environment, handling multiple requests with strict deadlines
  • Familiarity with Argus software
  • Shown ability to make effective decisions and achieve results without close supervision.
  • Strong team collaboration skills
  • Capability to read, interpret, and analyze loan documents

The role may involve minimal travel to meet with clients and/or inspect properties.

Salary Range Information:Salary ranges below reflect targeted base salaries. Non-sales positions have the opportunity to participate in a bonus program. Sales positions are eligible for sales incentives, and in some instances a bonus plan, whereby total compensation may far exceed base salary depending on individual performance. Actual compensation for all roles will be based upon geographic location, work experience, education, licensure requirements and/or skill level and will be finalized at the time of offer.Salary Range:$71250 - $95950 / yearTime Off Program:Flexible Time Off (FTO) is provided to salaried (exempt) employees and provides the opportunity to take time away from the office with pay for vacation, personal or short-term illness. Work Environments

This role offers the ability for in-office or four days in-office and one day remote. You’ll work with your leader to figure out which option may align best based on several factors.
