Job Summary
The Real Estate Analyst will be responsible for supporting the acquisition, development, and management of real estate investments through detailed financial modeling, market research, and data-driven analysis. This role plays a key part in evaluating property performance, identifying investment opportunities, and providing actionable insights to leadership. The ideal candidate is highly analytical, detail-oriented, and comfortable working with large datasets to forecast trends and support strategic decision-making in a fast-paced real estate environment.
Key Responsibilities
Data Collection & Market Analysis
- Pull market analysis related to median cap rates, price per square feet, and relevant regional benchmarks.
- Compile and analyze sale and lease comparisons for industrial buildings.
Investment Analysis
- Input financials into underwriting models.
- Run sensitivity analyses using standardized assumptions.
- Draft preliminary rent rolls, expense assumptions, and proformas.
Acquisition Research
- Research real estate taxes, code violations, zoning maps and ordinances, and sale history of potential acquisitions.
- Retrieve surveys, floor plans, and environmental reports.
- Identify seller deliverables and buyer responsibilities per purchase and sale agreement
- Confirm building square foot and clear height of acquisitions.
- Organize pre-due diligence waiving package.
Reporting & Summaries
- Prepare deal summary memos and underwriting checklists.
- Draft sections of investment committee presentations.
- Format charts, maps, and tables for clear presentation of findings.
Due Diligence Coordination
- Coordinate with third-party vendors including appraisers, surveyors, environmental consultants, and PCA providers.
- Log correspondence and maintain task trackers to ensure process efficiency.
- Organize diligence documents into a structured, accessible data room.
Qualifications
- Bachelor’s degree in Finance, Real Estate, Economics, or a related field (preferred).
- Strong proficiency in Excel and financial modeling.
- Excellent organizational skills with attention to detail.
- Strong written and verbal communication skills.
- Ability to manage multiple priorities and deadlines in a fast-paced environment.
