Position Title: Commercial Leasing Specialist
Department: Finance
Status: Full-Time Permanent
Reports to: AVP of Treasury and Asset Management
FLSA Status: Non-Exempt
Position Purpose
The Leasing coordinator is responsible for analyzing and negotiating contracts for office properties, dispositions of major and complex lease transactions, manages utilities and facilities needs per location, and conducts cost analysis for Liberty Tax Service Corporate Company Store business unit.
Position Responsibilities/Duties/Functions/Tasks
1. Negotiate for new leases, lease renewals, lease extensions, lease assignments, rent adjustments, lease proposals, letter of intent (LOI) & other contract agreements, as needed.
2. Prepare, review, complete & organize lease/contract documents, abstracts, keep track of lease/contract requirements & generate reports.
3. Conducts site evaluations, preparing market analyses, negotiation terms and conditions, marketing and disposing of surplus space.
4. Maintaining ongoing relationships with Vendors.
5. Assess and resolve all high priority project risks as they are encountered
6. Consistently updates relevant business reporting to management
7. Other duties as assigned
Position Qualifications
1. Minimum 3 years working knowledge in:
o Lease Negotiations
o Site Selection
o Vendor Management
o Utility/Facility Management
2. Excellent facilitation, collaboration, negotiation, and presentation skills
3. Proficient in Microsoft Office applications
4. Strong leadership skills and business acumen
Preferred but not required:
5. In-depth commercial real estate property exposure
6. Multi-Unit/Franchise
7. Project Management
Physical Demands and Work Environment
Position requires working at a desk at the corporate office for periods of time up to eight hours.
