Scope of Position: The Director of Property Management oversees all operational aspects of The Bridge’s property portfolio, which includes approximately 1,500 units of affordable and supportive housing across agency-owned buildings and scattered-site apartments. This role ensures full regulatory compliance, optimal financial performance, and tenant satisfaction across diverse housing models funded through various sources, including LIHTC and public subsidies. The Director leads a team of property management professionals and collaborates closely with internal departments and external partners to maintain safe, well-managed housing environments. Serving populations with complex needs—including individuals with serious mental illness, substance use disorders, histories of homelessness, justice involvement, and other vulnerabilities—the Director plays a key role in ensuring that stable housing serves as a foundation for long-term success and well-being.
Essential Position Functions:
Oversee all aspects of property management operations for agency-owned buildings and scattered-site apartments, ensuring compliance, financial performance, and resident satisfaction within a portfolio of approximately 1,500 affordable housing units and programs.
Partner with the Facilities Department to ensure the proper maintenance and repair of Bridge-owned properties.
Develop and maintain strong, professional relationships with tenants; respond to inquiries, concerns, and complaints promptly and courteously.
Provide guidance, training, and leadership to a team of 12 property management staff, fostering a positive and productive work environment.
Directly supervise, support, coach, and mentor three property managers.
Serve as a liaison to landlords and external management companies for scattered-site units, with a focus on ensuring subtenant compliance within the buildings.
Ensure compliance with all legal and regulatory requirements, including accurate processing of rent increases, apartment registrations, and lease renewals.
Oversee legal activities related to nonpayment and holdover housing court cases, working closely with external law firms representing the agency.
Ensure the timely submission of monthly occupancy reports and follow up on units with excessive vacancy loss.
Ensure a high rate of rent collection from tenants.
Establish and maintain relationships with government agencies and tax credit syndicators associated with the properties.
Attend monthly intake and occupancy meetings, and ensure follow-up on property management-related concerns.
Perform other duties as assigned.
Requirements
Bachelor’s degree in Real Estate, Management, Business Administration, or a related field preferred; however, extensive relevant work experience will also be considered.
Tax Credit Certification and Assisted Housing Manager designations required.
Minimum of five years of experience in property management, including demonstrated success in leadership, staff development, and team building.
Previous experience in property management within a social service setting; experience working in supportive housing for individuals with mental health diagnoses and/or histories of homelessness is preferred.
Excellent interpersonal communication, organizational, and time management skills.
Experience with new building lease-ups is a plus.
Willingness to travel within and between Brooklyn, Manhattan, and the Bronx.
Proficiency with OneSite property management software, HPD’s Housing Connect, State HDC affordable housing lotteries, Section 8, CityFHEPS, and familiarity with the AWARDS client database.
Spanish fluency is highly desirable.
