Leasing Manager
Department: Integrity Rentals Location: Monroe, NCThe Leasing Manager is responsible for overseeing leasing operations and ensuring the success of the leasing team by meeting individual and team leasing goals. This role includes both personal production and ensuring that all Leasing Coordinators reach their monthly leasing goals. The Leasing Manager is accountable for driving leasing performance, managing marketing efforts, and monitoring vacancy trends to maintain optimal occupancy levels across properties.
Responsibilities:
Leadership & Team Management:

Conducts performance reviews for Leasing Coordinators, offering feedback and setting performance improvement plans as needed.
- Sets and assigns coordinator monthly lease goals by community, aligning these goals with the team�s overall occupancy target of 93%.
- Provides guidance, support, and training to Leasing Coordinators to ensure they meet individual and team leasing goals.
- Ensures that Leasing Coordinators adhere to company policies, procedures, and deadlines, maintaining operational consistency.
- Establishes team congruency with The True Difference Culture
- Demonstrates leadership consistent with the TNL Platform

- Ensures that IRS Coordinators are actively following all processes and administrative procedures consistently, completely, and accurately
- Collaborates with the team and Property Manager to identify, document and revise leasing processes, ensuring alignment with and promotion of the True Lean initiative.
Lead Management & Tracking:
- Ensures that all leads are entered, assigned, and contacted within 24-48 business hours.
- Monitors the entry of Rently showings into AppFolio to maintain accurate records of prospective tenant visits and conversion performance.
- Tracks lead conversion rates and adjust leasing strategies as necessary to meet or exceed performance metrics.
- Leads oversight to ensure volume reflects healthy pricing structure.
Vacancy & Marketing Oversight:
- Regularly monitors vacancy pricing to ensure that it meets or exceeds performance expectations while also generating sufficient traffic.
- Oversees the marketing of vacancies in a timely manner, ensuring listings are up-to-date and include accurate pricing, availability dates, and professional photos.
- Ensures the utilization of Rently boxes to assist with self-guided showings and reduce leasing timeframes.
- Manages new community launches: pre-leasing efforts, community specific documentation implementation, Google mapping, utility coordination if necessary and final walks.
Tenant & Community Relations:
- Addresses property concerns promptly and reports significant issues to the Property Manager for resolution.
- Fosters positive tenant relationships to help achieve a 65% or greater renewal goal.
- Acts as a point of contact for high-level tenant concerns and escalates as needed.
Reporting & Compliance:
- Provides weekly leasing performance reports to the Property Manager, highlighting team progress and addressing any areas of concern.
- Conducts new resident orientations as needed, ensuring compliance with all lease agreements and company policies.
- Ensures all leasing activities align with the True Lean culture, consistently working to eliminate inefficiencies and improve team performance.
Results/Accountability:
- Ensures team congruency with True Difference
- Ensures leadership congruency with Culture, People, and Platform (CPP) and TNL Platform
- Monitors and responds to all leads within 24 hours, achieving a conversion rate of 10:3:1 or better.
- Maintains a 93% occupancy rate for completed homes across communities.
- Personally achieves 5-10 leases per month while ensuring the team meets their collective leasing goals.
- Monitors rental market trends and adjust vacancy pricing to maintain traffic and meet banking proforma.
- Ensure all marketing is completed promptly to reduce vacancy times
Qualifications:
- Two or more years of supervisory experience preferred
- Two or more years of experience in multi-family leasing or property management required
- Two to four years of administrative experience required
- High School diploma/GED required, Associate�s degree or Bachelor�s degree preferred
- Property Management certifications and Real Estate License preferred
- Valid driver�s license, current automobile insurance, and reliable personal transportation required for daily travel
- Proficiency with AppFolio or similar property management software
- Excellent attention to detail
- Strong communication skills, written, and verbal skills
- Strong organizational skills
- Ability to work in a fast-paced environment
- Comply with all company policies and procedures

Physical Requirements:
- Must be able to remain in a stationary position 75% of the time
- Associate needs to occasionally move about the office to access file cabinets, office equipment, etc.
- Constantly operates a computer and other office equipment
