JOB SUMMARY

The Groundskeeper is responsible for maintaining the aesthetic appeal and safety of the apartment complex grounds. This includes landscaping, cleaning, and minor maintenance tasks to ensure a pleasant and well-maintained environment for residents.

Responsibilities:

• Cleaning:
  • Sweep and clean sidewalks, parking lots, and other common areas.
  • Empty trash receptacles and replace liners.
  • Pick up litter and debris throughout the property.
  • Clean and maintain common area patios, decks, and balconies.
  • Clean and maintain pool area (if applicable), including cleaning the pool deck, emptying trash, and ensuring compliance with safety regulations.
• Minor Maintenance:
  • Perform minor repairs to fences, benches, and other outdoor fixtures.
  • Replace light bulbs in outdoor fixtures.
  • Maintain and clean outdoor grills and picnic areas.
  • Shovel snow and apply de-icer to walkways and parking lots during winter months.
  • Report any maintenance issues or safety hazards to the Property Manager or Maintenance Supervisor.
• Other Duties:
  • Assist with resident events and activities as needed.
  • Maintain storage areas for tools and equipment.
  • Adhere to all safety regulations and procedures.
  • Perform other duties as assigned by the Property Manager or Maintenance Supervisor.

QUALIFICATIONS

• Previous experience in groundskeeping, landscaping, or a related field preferred.
• Knowledge of basic landscaping techniques and equipment.
• Ability to operate lawn mowers, trimmers, edgers, and other landscaping equipment.
• Ability to perform physical labor, including lifting, bending, and standing for extended periods.
• Ability to work outdoors in various weather conditions.
• Strong attention to detail and a commitment to maintaining a clean and attractive property.
• Good communication and interpersonal skills.
• Ability to work independently and as part of a team.
• Reliable transportation.   

PHYSICAL REQUIREMENTS

• Frequent walking, standing, bending, stooping, and lifting (up to 50 lbs).
• Exposure to various weather conditions (heat, cold, rain, snow).
• Use of hand and power tools.

WORKING CONDIDTIONS

• Primarily outdoors.
• May be exposed to noise from landscaping equipment.
