Essential Job Functions:
Job purpose
The Capital Markets Analyst will focus primarily on modeling and financial analysis, market research, tracking of performance metrics, creating offering memorandums, maintaining firm presentations, and supporting investor relations. This position supports the debt and equity departments while working directly with development, acquisitions, asset management, legal, and accounting.
Duties and responsibilities
Analysis
- Produce, update, and maintain underwritings for development and acquisition transactions
- Perform complex financial modeling and analysis in Excel to support national multifamily investments and strategy
- Assist in the due diligence process for acquisitions, developments, and dispositions nationwide
- Provide research on all active target markets, in conjunction with the development and acquisitions teams
- Support analytics-based reporting to both debt and equity partners for existing owned assets
- Monitor cash flow forecasts and capital needs for projects from construction through lease-up
- Track loan covenants across construction and stabilized projects to ensure timely reporting
- Analyze market trends (including interest rates, costs, etc.) and inform internal stakeholders
Preparing materials for both debt and equity partners
- Produce high quality, professional offering memorandums with financial analysis, investment summaries, and detailed maps for relevant sites and properties
- Coordinate, review, and assist brokers in preparing industry-leading marketing materials
- Maintain summaries for pipeline assets along with distributable pipeline materials, updating as needed
- Collaborate on the preparation of quarterly investor memorandums
- Assist with preparing quarterly lender reporting requirements
- Contribute to the drafting and distribution of investor relations presentations, letters, and communications, as well as disposition memorandums
- Compile and manage due diligence checklist items for transaction closings, including legal, appraisal, broker, and other requirements
Maintaining notes and databases
- Steward of Juniper Square database (Morgan’s CRM), ensuring accuracy, completeness and timely updates
- Create and manage schedule of upcoming transaction dates and deadlines
- Track, request, and detail any communications with capital markets relationships to and from Morgan employees
- Update Morgan track record and brochure
- Manage and update internal summary sheets on pipeline assets
- Maintain internal loan database and update term sheet matrices on a deal-by-deal basis
- Produce and organize notes on capital sources and meetings
- Regularly update contact information for transactional parties
Skills
- Understanding of commercial real estate and desire to build a career in the industry
- Advanced in Excel modeling and quantitative analysis
- Able to create offering memorandums in PowerPoint, Adobe InDesign, and Adobe Illustrator
- Advanced proficiency in Microsoft Office with particular comfort in Outlook, Excel, Word, and PowerPoint
- Experience working with Juniper Square or similar CRM/database platforms (preferred but not required)
- Strong written and verbal communication skills to interface internally and externally

Qualifications
- Bachelor's degree in Business, Finance or related field
- One to three year(s) in a similar role, with a real estate, or investor relations background
- Understanding of commercial real estate is highly preferred
