GENERAL ACCOUNTABILITY
 

This Senior Building Maintenance Technician provides leadership to a team of Building Maintenance Technicians throughout the province. Supervises, coordinates, delegates, and provides technical guidance and training on preventative maintenance and inspection functions for all core buildings elements. Responsible for maintaining major building systems, building infrastructure (interior/exterior), grounds, specialized projects, and general facilities maintenance. This includes preventative and predictive maintenance, repair, construction, and inspections. Responsible for managing contractors as it is related to facilities and operational maintenance. Supports lifecycle management of assets and services provided by the Operations and Infrastructure department. Required to conduct emergency services and other work away from established headquarters including travel to other locations within the province, shift work, perform standby duty and the 24/7 on-call function as required. Works independently and responsible for maintaining positive working relationships with SGI business areas.

KEY ACCOUNTABILITIES

  • Performs preventative maintenance and inspection of boilers and heating systems. This includes managing controls, components and pumps, and automation systems required for daily operations.

  • Performs preventative maintenance and inspection of air handling, water treatment, and plumbing systems. This includes managing HVAC systems, air cleaning devices, indoor air quality, water conditioning and treatment, plumbing, fire protection, and alarm systems required for daily operations.

  • Performs preventative maintenance and inspection of electrical systems and illumination. This includes managing electricity basics (e.g., light sources, fixtures), measuring electrical consumption, and effective maintenance/safety systems including lockout/tagout.

  • Performs preventative maintenance and inspection of refrigeration system and accessories. This includes managing basic refrigeration cycles and components.

  • Performs preventative maintenance and inspection of building infrastructure (interior/exterior) and grounds.

  • Supports energy management and controls of major building systems.

  • Troubleshoots complex core building elements including building infrastructure (interior/exterior), building systems, and grounds.

  • Assigns and monitors preventative maintenance and inspection tasks to ensure completion.

  • Assigns, monitors and responds to service requests through the ticketing/work order system and ensures completion.

  • Leads and supports projects related to core building elements as assigned by delegating tasks and supervising work. May include working with internal teams, contractors, consultants, and external partners.

  • Supports and performs activities related to building renewal projects, construction, renovation, and repair related to Operations and Infrastructure functions.

  • Completes and supports procurement processes in accordance with policies and procedures.

  • Responds to, delegates work and manages unexpected building emergencies, secures, and makes area safe, and notifies management.

  • Schedules work required to be completed outside regular working hours.

  • Provides technical guidance and makes decisions as needed to support the team in relation to procurement, minor operational issues, scheduling of work, emergencies, preventative maintenance, etc.

  • Performs contractor management such as supervision, orientation, hiring, inspection, ensures safety program requirements are being followed including hazard and risk assessments, and provides direction related to core building systems and elements.

  • Manages and provides support to the team with daily operational contracts/relationships related to core building elements (e.g., cleaning, snow removal, heating/cooling).

  • Responsible to ensure general facilities maintenance is completed e.g., cleaning, snow removal, minor maintenance/repair, and other services required for the maintenance of interior/exterior of buildings.

  • Performs building security checks as required.

  • Orders, coordinates, and replenishes all operational inventories (e.g., cleaning, garage, mechanical, electrical supplies).

  • Creates and supervises maintenance procedures, work procedures, and task safety procedures.

  • Oversees, verifies and completes administrative functions related to preventative maintenance, inspections, budgetary requirements, safety, contracts, and contractors.

  • Conducts review of employee time sheets, p-card purchases, scheduling, contract management, etc.

  • Provides training and orientation to new team members.

TECHNICAL KNOWLEDGE & SKILLS

  • Advanced knowledge of the principles, practices and regulations in the operation, repair and maintenance of HVAC, mechanical systems and equipment.

  • Advanced knowledge of the operation of gauges, meters and other instruments measuring HVAC equipment operating conditions.

  • Advanced knowledge of preventative maintenance and lifecycle management of building systems.

  • Advanced knowledge of the plumbing and mechanical trades.

  • Advanced skill in the safe use of tools and equipment.

  • Advanced knowledge of basic water treatment chemistry.

  • Advanced knowledge of local building codes and regulations.

  • Advanced knowledge of computer-controlled building systems.

  • Advanced knowledge of powered mobile equipment maintenance and operation.

  • Advanced knowledge of the operation of backup diesel and natural gas generators.

  • Advanced knowledge of security and fire alarm and suppression systems.

  • Advanced knowledge of general facilities building maintenance.

  • Proficient knowledge mathematical principles (ratios, proportions, and percentages).

  • Proficient knowledge of electrical trade.

  • Fundamental knowledge of building blueprints, schematics, and specifications.

  • Fundamental carpentry skills.

EDUCATION & CERTIFICATIONS

  • Building System Technician certificate.

  • Possession of a Fireman Boiler Operator’s Certificate as issued by the authority having jurisdiction.

  • Refrigeration Plant Operator’s Certificate as issued by the authority having jurisdiction (required for Regina positions only).

  • Required to complete specialized training courses within one year of hire, could include but is not limited to: Powered Mobile Equipment Competency Training; Confined Space Entry; Aerial Work Platform; Fall Protection; Chemical Applicator License- courses will vary based on location and position.

  • Possession of a valid driver’s licence.

EXPERIENCE

  • 3 – 5 years of experience in building operations.

WORKING CONDITIONS

Physical Effort and Environment: Majority of time spent in a typical work environment with occasional and/or mild exposure to unpleasant conditions such as inclement weather. Moderate physical effort which may include regularly lifting medium weight objects, regularly climbing ladders and working in awkward, restricted or confined spaces. Driving within city limits and/or long-distance highway driving.

Sensory Attention: Moderate periods of concentration on a variety of sensory inputs requiring close attention several times daily.

Mental Stress: Moderate exposure to one or more mental pressures.
