What we’re looking for:

We are seeking a full-time Pricing & Asset Management Analyst to join our team at our corporate headquarters in Cincinnati, Ohio. As the Pricing & Asset Management Analyst at Ackermann Group, you will be responsible for analyzing and managing the rental revenue strategy and execution for the company’s portfolio of multifamily assets. The position will be involved in implementing and employing revenue management software, data, and demand estimation to rapidly analyze and recommend pricing strategies to senior management. This position will also support broader performance analysis of the portfolio, perform investment analysis, and be involved in financial target setting.  Additional responsibilites include:

  • Work closely with Property Management, Sales, and Finance & Accounting analyze price positioning in local markets and comparison sets, develop and implement pricing and inventory strategies, and track our revenue success.
  • Lead roll-out and day-to-day management of pricing software and rental rate decision process.
  • Develop deep personal understanding of individual submarkets and pricing conditions of comparable properties to form our pricing strategy. Conduct and publish multi-regional market rental surveys.
  • Communicate with Property Management and Regional leadership regarding pricing changes, renewal rates and proposed property adjustments.
  • Evaluate properties’ rental revenue performance against financial objections and report on variances.
  • Audit processes to ensure that revenue management and related company policies are followed and enforcing all policies related to the revenue management process.
  • Compile reports and facilitate meetings on property performance and monitoring and to support pricing and sales planning decisions.
  • Participate in the budget and quarterly forecasting processes to align projections for property revenues (market rent, loss/gain to lease, concessions, etc).
  • Participate in cross-departmental projects that impact revenue management, financial planning, and return on investment.
  • Work with the internal technology teams to design, test and implement system projects and enhancements.

 

The ideal Pricing & Asset Management Analyst will have: 

  • Demonstrated interest in real estate and pricing.
  • Minimum of 2 years of industry experience in real estate asset management, multifamily operations, market research, pricing analysis, or financial/data analysis.
  • Experience with Property Management Software (i.e., Yardi Voyager) and/or Revenue Management Software (i.e., RealPage, LRO, etc.) is preferred.
  • Expertise and understanding of forecasting and pricing for rents/leasing.
  • Understanding of the key drivers and techniques of real estate valuation, including net operating income, free cash flow to equity, market capitalization rates, and DCF.
  • Proficiency with Microsoft Excel (including use of arrays, pivot tables, and VBA) and data visualization software like Power BI.
  • Basic understanding of accounting principles.
  • Strong creative, research, analytical, and quantitative skills to help generate revenue opportunities.
  • Effective organizational and time management skills.
  • Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other Associates.
