We are seeking a dynamic Vice President of Capital Projects and Facilities to lead capital improvements, renovations, and facilities operations across our multifamily portfolio. This role will drive strategic planning, project execution, and operational excellence while ensuring properties operate safely, efficiently, and in alignment with company goals. The ideal candidate is a strong leader who can balance big-picture vision with hands-on execution, building high-performing teams and delivering impactful results for our communities and residents.
Job Summary:
The Vice President of Capital Projects & Facilities will oversee all capital projects, renovations, and facilities operations across MAXX Properties’ multifamily portfolio. This role is responsible for directing major capital initiatives, ensuring operational excellence in maintenance, and maintaining compliance with all safety, environmental, and regulatory standards. The VP provides strategic leadership to regional facilities and capital managers, develops long-term capital improvement plans, and instills a service-oriented mindset that supports operating performance and financial goals.
This position is based in Denver, Colorado, with up to 25–50% travel across U.S. markets.
ESSENTIAL JOB FUNCTIONS:
Leadership & Oversight
- Provide strategic direction and leadership for capital projects, renovations, and facilities management across all multifamily communities.
- Lead, mentor, and develop regional facilities managers and capital project managers to ensure alignment with organizational goals.
- Establish a service-first culture within the facilities team that supports property operations and enhances resident experience.
Capital Projects & Renovations
- Oversee planning, budgeting, and execution of all major capital projects, renovations, and property improvements.
- Manage the full project lifecycle including scope development, bidding, scheduling, vendor management, and quality control.
- Leverage portfolio size to negotiate favorable pricing, terms, and warranties with contractors, suppliers, and service providers.
- Monitor project progress, ensuring delivery on time, within budget, and in compliance with specifications.
- Develop and maintain a five-year capital expenditure plan aligned with company strategy and property performance goals.
Facilities & Maintenance Operations
- Oversee preventive maintenance, safety programs, property inspections, and environmental programs to mitigate risk and losses.
- Ensure compliance with OSHA, EPA, fire codes, building codes, and all state, federal, and local regulations.
- Support the hiring, onboarding, and development of property-level maintenance supervisors.
- Establish company-wide standards, procedures, and best practices for maintenance and capital project management.
- Monitor facilities and maintenance budgets, identifying opportunities for operational efficiencies and cost savings.
Risk, Compliance & Due Diligence
- Ensure all contractors and vendors carry proper insurance and meet safety and quality standards.
- Support insurance claims processes, including inspections, adjuster coordination, and remediation recommendations.
- Participate in due diligence for acquisitions, dispositions, and recapitalizations, providing assessments of physical conditions and capital needs.
- Develop and maintain environmental, safety, and risk management programs.
Collaboration & Communication
- Partner with the COO, Asset Management, and Property Operations to align capital and facilities initiatives with portfolio strategies.
- Communicate project status, budgets, and timelines with senior leadership and property teams.
- Provide regular reporting on capital project progress, facilities performance, and budget variances.
SKILLS AND QUALIFICATIONS:
- Strong leadership, negotiation, and vendor management skills.

- Ability to manage multiple priorities in a fast-paced environment.
- Proficient with Microsoft Office Suite; experience with project management/job costing software (e.g., Yardi, SmartSheets, or similar).
EDUCATION/EXPERIENCE:
- 10+ years of progressive experience in multifamily facilities and capital project management, including interior and exterior renovations.
- Experience managing large-scale capital budgets and a portfolio of 5,000+ units preferred.
- Demonstrated success leading teams and implementing enterprise-wide standards.
- Bachelor’s degree in Engineering, Construction Management, Real Estate, Business Administration, or related field (preferred).
TRAVEL REQUIREMENTS:
- This position will require up to 25% to 50% travel.
