Role Summary:
We are seeking a highly organized, proactive, and experienced Property Manager to oversee the daily operations, maintenance, and project management of 11 residential and/or commercial properties in the North Park area, Greentree, and Robinson. This role requires a hands-on approach to property oversight, vendor coordination, tenant relations, and reporting. The ideal candidate will be a strong communicator, problem-solver, and capable of managing multiple priorities across diverse locations. We have several workers. This is an on-site role based in Pittsburgh.
Requirements:
- You will review work to be done per week, on a weekly basis assigning workers to accomplish the tasks for the week. This is done Sunday nights, for Monday to Friday work week for workers.
- You will be planning work to be done over the course of several weeks and months for larger projects. Like adding decks to a house, or business. Major plumbing work or electric etc. may take months to plan out and execute.
- We have 4 workers that can do plumbing, electric, yard work, handyman stuff, house work etc. The rest we can tack on as needed.
- We have 6 renters that you can coordinate work they need done to their buildings too. As well as checks collected if needed. You will be their contact.
- You might help us with showing a rental unit to be rented to business prospects.
- You will be reviewing bids for work, and gathering bids from at least 3 providers before deciding on contract work.
- You will need to track the budgets for the projects we work on.
- You will need to plan coordinate and lead maintenance projects.
- Submit a weekly standard report to the supervisor summarizing property status, ongoing projects, and upcoming needs.
Your Success will be measured by:
- Completion pace of the long list of work and tasks for the properties we own.
- The coordination for workers to eliminate down time.
- Your ability to get along with the workers we have, and the staff at the HQ.
Qualifications:
- Proven experience in property management, facilities management, or real estate operations.
- Strong project management and organizational skills.
- Excellent communication and interpersonal abilities.
- Ability to manage our team over multiple properties.
- Familiarity with project management software and tools as well as Microsoft Office.
- Valid driver’s license and reliable transportation.
- Preferred if you were/are have Carpentry, Plumbing, Electrical and understand the trades work.
