About the Department

This is responsible managerial and supervisory work involving coordination of maintenance, renovation, and repair of county buildings and facilities.

NATURE AND VARIETY OF WORK

Under general supervisor of the Assistant Facilities Administrator, work includes responsibility for managing, planning, organizing, administering, and directing the work of skilled crews engaged in the maintenance, renovation, and repair of county buildings and facilities. Work also includes inspection, coordination, and other activities related to complex renovation awarded to outside contractors. The employee uses independent judgment, initiative and discretion within established guidelines in carrying out the county's facilities maintenance programs. Work includes the supervision of Facilities Maintenance Supervisors and subordinate staff and is reviewed through conferences and reports.

Position Duties

Plans, organizes, and manages a staff of skilled workers engaged in the maintenance, renovation, and repair of county buildings and facilities; estimates manpower, supplies, and materials costs; prepares materials requests.

Schedules, supervises and participates in the work of skilled workers in carpentry, roofing, sheet metal, masonry, painting, electrical, and plumbing work, and decorating.

Oversees capital projects; estimates resources required for assigned jobs including personnel, material and equipment.

Cooperates with and conducts final inspections of the more complex construction, renovations, and repairs awarded to outside contractors.

Attends plan review and pre-bid conferences.

Prepares drawings or sketches of planned changes, repairs, construction, and renovations, and repairs awarded to outside contractors.

Maintains control of mobile crews working in several locations throughout the county.

Handles tenant complaints relating to quality control, safety issues, in-house and outside contractor's deficiencies.

Reviews and update internal customer service agreements.


Monitors service contracts for compliance, review, collect data for charges, modifies and documents deficiencies.

Assist in review of service contracts and advise vendors of division standards for scope of work.

Inspects regional facilities, notes deficiencies, safety issues, repairs, and evaluates equipment for life cycle program.

Prepares and maintains necessary records and reports.

Performs related duties as required.

KNOWLEDGE, SKILLS, AND ABILITIES

Thorough knowledge of the methods, techniques, and practices of the maintenance, renovation, and repair of buildings and related facilities.

Thorough knowledge of materials, supplies, equipment, and practices used in maintenance, carpentry, roofing, sheet metal, HVAC, plumbing, masonry, painting and electrical work.

Thorough knowledge of the operation and care of equipment, tools, and supplies related to the maintenance, renovation, and repair of buildings and facilities, and of work hazards and precautionary measures.

Thorough knowledge of applicable county codes, regulations, and safety requirements.

Thorough knowledge of Energy Management Systems and knowledge of specification writing.

Skill in the use of all types of hand tools, both manual and powered, and ability to solve complex mechanical problems.

Ability to plan, direct, manage, supervise, and perform maintenance, renovation, and repair work of buildings and related facilities.

Ability to draw, read, and interpret complex construction plans, specifications, and blueprints, and to recognize deviations from such plans in the construction or maintenance process.

Minimum Qualifications

Graduation from high school or vocational school with course work in civil or mechanical engineering; six (6) or more year of experience in building maintenance and repair, including the use of tools and equipment related to such trades as plumbing, carpentry, and HVAC; supervisory experience; and a valid non-commercial Class C motor vehicle operator's license.

4. Single and three-phase electric service
5. Work order management system
6. Emergency backup generators and switch gears
7. Water-cooled and air-cooled chillers
8. Hot water heat systems with VAV boxes
9. Four (4) or more years of supervisory experience in building maintenance and repair
10. Customer Service
11. Training employees
