Junior Land Acquisition Analyst
Department: Accounting & Finance Location: Cleveland, OHJob Summary:
The Land Acquisition Analyst supports the investment and development team by identifying and analyzing potential multifamily land acquisition opportunities. This role plays a key part in sourcing deals, performing financial modeling, conducting market research, and preparing materials to guide strategic investment decisions.
Essential Functions:
Land Acquisition & Sourcing:
- Network with brokers, landowners, and other stakeholders to source viable land opportunities.
- Create and manage lists of target development parcels within designated markets.
- Stay informed on market activity and regional economic trends that influence land availability and pricing.
Financial Modeling & Underwriting:
- Conduct detailed financial analysis including cash flow projections, discounted cash flow (DCF) models, and scenario/sensitivity analyses.
- Evaluate potential multifamily development deals through return metrics and valuation techniques.
- Support deal structuring and investment feasibility assessments.
Market Research & Due Diligence:
- Perform comprehensive research on market demographics, rental trends, comparable developments, and zoning regulations.
- Assist in the land acquisition due diligence process, including coordination with internal and external stakeholders.
- Identify potential risks and provide insight into mitigation strategies.
Investment Support & Presentation:
- Draft investment memorandums, site summaries, and presentations for senior leadership and investment committee review.
- Collaborate cross-functionally with the investment, legal, development, and asset management teams to support seamless acquisition execution.
- Help maintain an organized pipeline of active, prospective, and closed land deals.
Other:
- Maintain a current understanding of industry standards, real estate valuation methods, and emerging trends in multifamily development.
- Demonstrate the company�s core values consistently.
- Complete all additional tasks, projects, and responsibilities as assigned by the supervisor or company.
Skills and Experience:
- Bachelor's degree in Finance, Real Estate, Economics, or a related field.
- 0�2 years of relevant experience in real estate investment, acquisitions, or financial analysis.
- Proficiency in Microsoft Excel and financial modeling tools.
- Strong analytical, organizational, and problem-solving skills.
- Familiarity with real estate databases and research platforms (e.g., CoStar, Yardi, Argus) preferred.
- Excellent written and verbal communication abilities.
- Ability to manage multiple priorities and work under tight deadlines.
- Self-starter with a collaborative, team-first approach.
- Ability to sit for extended periods at a desk and work on a computer. Occasional walking of potential land acquisition sites, which may include uneven terrain.
