Property Management Project Manager, Facilities & Renovations - Dallas
Department: On Site Location: Irving, TXWe are seeking a Project Manager (Property Management) with the vision, technical expertise, and leadership to transform properties into best-in-class communities. In this role, you will plan, scope, and execute capital projects that enhance resident experience, improve asset performance, and protect long-term value. You will partner closely with property teams, contractors, and leadership to ensure projects meet deadlines, budgets, and quality standards - all while maintaining compliance and safety.
Your Impact
Project Planning & Scoping
� Develop scopes of work, schedules, and budgets for unit renovations, exterior/site improvements, building systems upgrades, and value-add initiatives.
Bidding & Procurement
� Write and manage competitive RFPs, analyze proposals, negotiate pricing and terms, and recommend award decisions.
� Ensure proper contract execution, insurance compliance, and lien waiver collection.
Execution & Controls
� Oversee timelines, budgets, and quality standards while tracking milestones, submittals, inspections, and change orders.
� Escalate risks and pivot strategies as priorities shift to keep projects on track.
Vendor & Team Coordination
� Direct the daily activities of contractors and coordinate with on-site maintenance teams.
� Hold trades accountable for safety, productivity, and workmanship.
Turnaround Focus
� Lead stabilization plans for distressed or renovation-heavy assets, including unit turn velocity, deferred maintenance reduction, and curb appeal upgrades.
Compliance & Safety
� Ensure adherence to building codes, permitting requirements, OSHA standards, and company policies across all phases of work.
Financial Stewardship
� Forecast and manage capital expenditures; review and approve pay applications.
� Conduct variance analysis and deliver accurate weekly and monthly reporting to leadership.
Closeout & Warranty
� Drive punch lists to completion, compile O&M manuals, capture lessons learned, and oversee warranty follow-through.
Cross-Functional Alignment
� Partner with property management, asset management, and construction leadership to ensure projects align with NOI goals, occupancy targets, and resident satisfaction.
Skills and Experience
� Experience working with property or facilities maintenance teams.
� Strong skills in proposal analysis, vendor negotiation, and contract management.
� Project management experience in property management, construction, or real estate is preferred.
� Working knowledge of building systems (HVAC, plumbing, electrical), codes, and permitting processes.
� Excellent organizational, communication, and problem-solving skills.
� Ability to manage multiple priorities in a fast-paced environment.
