Job Title: Director of Communities

Position Summary:

The Director of Communities is responsible for leading the operational success, financial performance, and resident satisfaction across a portfolio of multifamily residential properties. This role supports on-site teams, ensures compliance with company standards, drives occupancy, and fosters a strong culture of service and community within each property.


Key Responsibilities:

Portfolio Oversight & Strategy

  • Oversee day-to-day operations across multiple apartment communities to ensure consistent execution of policies, branding, and standards.
  • Develop and implement operational strategies that maximize asset performance, occupancy, and resident retention.
  • Identify underperforming assets and lead improvement plans in collaboration with site teams.

Leadership & Team Development

  • Directly manage Regional Managers, Community Managers, and Leasing/Service teams.
  • Recruit, train, and mentor high-performing staff; ensure ongoing development.
  • Foster a positive work environment that aligns with the company’s mission and values.

Financial & Operational Performance

  • Prepare and manage annual budgets and business plans for each community.
  • Monitor income and expense performance, approve capital expenditures, and analyze variances.
  • Partner with accounting and ownership teams to deliver accurate reporting and ensure timely rent collections and expense controls.

Resident Experience & Reputation

  • Champion a customer-first approach by creating engaging, safe, and well-maintained communities.
  • Review resident satisfaction surveys, resolve escalated concerns, and implement service improvements.
  • Oversee marketing, events, and social programs that strengthen community culture and resident loyalty.

Compliance & Risk Management

  • Ensure all communities operate in compliance with fair housing laws, landlord-tenant regulations, and company policies.
  • Coordinate safety inspections, property audits, and risk mitigation initiatives.
  • Maintain vendor relationships and approve major service contracts.

Qualifications:

  • 7+ years of progressive property management experience, with at least 3 years in a regional or director-level leadership role.
  • Proven ability to manage large multifamily portfolios.
  • Knowledge of Appfolio, or similar property management systems.
  • Financial acumen in budgeting, P&L management, and capital planning.
  • Excellent leadership, communication, and conflict resolution skills.
