Job Summary:

Manages projects to provide technical support for the mechanical, plumbing, and electrical trades by working with clients, architects/engineers, subcontractors/suppliers to assist with design and manage costs for building projects; analyzes plans, specifications, proposals, and other documentation to assist with design, time, cost, and labor estimates for projects by performing the following duties.

 

Job Responsibilities:

Project Acquisition

  • Supports Business Development in project acquisition including pre-planning, budgeting, and interviewing for requests for proposals.
  • Attend pre-proposal meetings and perform site visits as required to assist in the preparation of requests for proposals.
  • Develops conceptual MEP cost models to assist Owners with preliminary planning.
  • Identifies, understands, and communicates potential business risk factors (general and special conditions, contracts, insurance, etc.) associated with Preconstruction Services relating to MEP trades.
  • Assists and mentors MEP Specialist for project interviews.

Preconstruction Development

  • Assume the role of MEP subject matter expert in the preconstruction effort on multiple projects simultaneously from conceptual budgeting through project buy-out.
  • Consults with clients, architects, consultants, subcontractors, and material suppliers to discuss and formulate estimates, effect cost reductions, and resolve issues.
  • Studies specifications to plan procedures for MEP construction.
  • Reviews project plan to determine MEP time frame, funding limitations, staffing requirements, and allotment of available resources to various phases of project.
  • Provide recommendations to Haselden’s team, the Owner, and Architect on the best subcontract delivery method regarding MEP trades to meet the needs of the desired schedule.
  • Provides monthly reporting of MEP department to VP of Preconstruction (project updates, billings, etc.)

Preconstruction Coordination

  • Confers with the Estimating Department to discuss and formulate MEP estimates, effect cost reductions, and resolve issues.
  • Analyzes product or equipment specifications and performance requirements to determine costs, lead time, and other technical and economic factors.
  • Create subcontractor bid solicitation lists that have subcontractors that have the appropriate experience per project type and location.
  • Research construction documents and analyze specifications to determine estimated MEP costs.
  • Present and educate owners, user groups, architects, and consultants.
  • Assists in the bidding efforts by performing MEP estimates.
  • Verify field conditions in existing buildings to ensure constructability.
  • Attend programming meetings; identify MEP constraints and requirements.
  • Performs MEP constructability reviews and coordinates with Operations to have a thorough understanding of project sequencing and logistics and assign proper cost to the project budgets.
  • Interfaces directly with Operations to ensure a coordinated effort during project budgeting/bidding and buy-out.
  • Develops, presents, and advises MEP trend log items and associated trending of MEP budget throughout preconstruction process.
  • Collaborate with MEP engineers, providing a service to improve design and ensure budget alignment.

Subcontracting and Buy-Out

  • Reviews subcontractor estimates of MEP material, equipment, and production costs, performance requirements, and delivery schedules to ensure completeness and accuracy.
  • Fairly and effectively negotiates with Subcontractors to ensure completeness of scope and that all values align with the project budget.
  • Writes and negotiates subcontracts for all MEP trades, leads, and attends all MEP subcontract discussion meetings.
  • Works with prequalification manager to help ensure that awarded subcontractors have the proper experience and financial capabilities to perform on the project.

Department Advancement

  • Plans and participates in training programs for members of Estimating Department.
  • Assists the Chief Estimator in maintaining the Estimating Department MEP cost data base to ensure costs are up to date.
  • Research current market trends to help adjust future project costs for escalation and help communicate that information to Owners.
  • Research and maintain an active database to track lead times and procure challenges.
  • Other duties may be assigned.

Construction Management

  • Establishes work plan and staffing for MEP phases of projects and confers with project manager regarding project personnel.
  • You will confer with project personnel to provide technical advice and to resolve problems.
  • You will confer with and directs supervisory personnel and MEP subcontractors engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays.
  • Confers with supervisory and engineering personnel, inspectors, subcontractors, and suppliers of tools and materials to resolve MEP construction problems and improve construction methods.
  • Inspects MEP work in progress to ensure that workmanship conforms to specifications and the adherence to construction schedules.
  • Assist with commissioning and closeout, as required by projects. 
  • Perform jobsite visits once per two weeks, walk with project team, identify any potential issues, and formulate a plan to track and address.

Industry Relationships

  • Creates, maintains, and fosters relationships with Owners, Engineers, and Subcontractors.
  • Participates in industry groups to represent Haselden (i.e. ASHE, etc).

 

 

Job Requirements:

  • Bachelor's degree (B. S.) in Industrial Design or related Engineering program from four‑year college or university; or ten (10) years related experience and/or training; or equivalent combination of education and experience.
  • Capability to complete large CM/GC, CMaR, and Design Build projects and large, complex competitive bid projects
  • Exceptional presentation, interview, and sales skill sets to help obtain new work and effectively communicate with Owners.
  • History of successfully working internally with the Preconstruction and
    Operations team and externally with Owners, Architects/Engineers, and Subcontractors

 

Salary: The salary range for this position is $80,000 - $110,000 per year.

 Your salary will be based on your skills and experience. Haselden does not discriminate based upon any protected category with respect to the payment of wages.
