Hiring for an in-person role in San Antonio, Texas only, with potential for hybrid schedule after 90 days.

 

What you'll get to do:

 

CLOSER

  •   Build Farm Bureau Mortgage brand.
  • Review loan documents to ensure completeness, accuracy, and compliance with underwriting and secondary market guidelines.
  • Register loans with MERS.
  • Verify borrower credit, income, and assets; order and review preliminary title reports, appraisals, and other required verifications.
  • Prepare and assemble closing packages in accordance with investor and lender requirements.
  • Review settlement statements (Closing Disclosures or HUD-1s) for accuracy and compliance.
  • Perform final closing calculations and coordinate loan disbursements.
  • Communicate and coordinate with borrowers, title companies, processors, loan officers, and third parties.
  • Track and resolve funding conditions prior to wire disbursement.
  • Ensure all closed loans meet internal policies, state, and federal regulations (RESPA, HMDA, TILA, USPAP, FNMA, FHLMC, etc.).
  • Maintain accurate closing records.
  • Assist in creating and documenting SOPs and processes.

 

POST CLOSER

  • Audit closed loan packages for completeness, accuracy, and investor compliance.
  • Coordinate with various departments to clear post-closing and investor delivery conditions.
  • Follow up on trailing documents such as recorded security instruments, final title policies, and final settlement statements.
  • Prepare and deliver post-closing packages for submission to investors.
  • Track and report HMDA data for compliance purposes.
  • Resolve document or funding discrepancies with internal teams, title companies, or investors.
  • Maintain accurate post-closing loan records and ensure files are properly indexed and archived.
  • Serve as liaison for any post-closing inquiries or investor audits.
  • Facilitate file preparation for QC review.
  • Support process improvements, SOP updates, and cross-training within the operations team.
  • Provide feedback for improvement.

 

Education and Experience

  • High school diploma or equivalent.
  • Minimum of five (5) years closing/post-closing experience with QM and Non-QM mortgage products, including conventional, FHA, VA, and USDA loans required.
