Description
Responsible for marketing, leasing and maintaining positive resident relations.
REPORTS TO: Community Manager, Assistant Community Manager and/or Regional Property Supervisor
SUPERVISES: None
ESSENTIAL FUNCTIONS:

1. Perform all sales and leasing activities (greet and qualify prospects, tour property and amenities).
2. Ensure the property and show units meet the Company’s standards for the marketing/leasing tour.
Communicate upkeep needs with Property Manager and Maintenance Team.
3. Record all telephone and in-person traffic according to Company policy.
4. Ensure application is completed according to Company policy.
5. Ensure lease is completed according to Company policy.
6. Ensure move-in process is completed according to Company policy.
7. Ensure renewal process is completed according to Company policy.
8. Ensure move-out process is completed according to Company policy.
9. Use on-site property software to track apartment availability.
10. Be knowledgeable on market trends and competitor conditions that may impact the property’s occupancy.
Prepare market survey.
11. Design marketing plan and activities to drive traffic to the property.
12. Complete outreach marketing and record all marketing efforts.
13. Proficiency in using the internet for marketing, including Craig’s List, Google and other search engines.
14. Distribute newsletters, flyers and resident notices.

1. Follow the Company’s confidentiality policy and ensure that the operations, activities and business affairs of
the Company and clients are kept confidential. You are expected to respect and maintain the
confidentiality of medical information of other employees.
2. Adhere to the highest legal and ethical standards/practices.
3. Practice proper safety techniques in accordance with the Company and Community procedures, and
immediately report any mechanical or electrical equipment malfunctions, employee visitors, employee or
resident injuries or accidents or other safety issues to appropriate individuals. Will always follow “safety
- first” and will not perform duties or walk into apartment homes unless wearing appropriate safety
- equipment.
- 4. Ensure accuracy of timeclock punches and approve timecard at the end of each pay period.
5. May be required to assist in special projects or activities designated by company. This may
include due diligence, property acquisition/disposition, serving on or participating in company
sponsored or sanctioned committees, organizations, functions, etc.
Qualifications
REQUIRED EDUCATION AND TRAINING
DEGREES AND DIPLOMAS
• High school diploma or equivalent.
• 1 year experience in apartment leasing and/or sales
TRAINING/CERTIFICATES/ASSOCIATION MEMBERSHIPS
• National Apartment Leasing Professional (NALP) preferred.
• Fair Housing training preferred.
KNOWLEDGE, SKILLS AND ABILITIES
• Apartment leasing experience or experience in a customer service related industry (i.e., retail
sales, hospitality).
• Must be able to read, write and communicate effectively to comprehend and complete documents,
lease agreements and communicate effectively with residents.
• Demonstrate ability to apply sales skills (generating sales leads, conducting presentations,
qualifying prospects and closing).
• Must have mathematical skills at high school level to calculate prorated rents, deposits,
etc.
• Proficiency in using property management software(s), as well as Microsoft Office in order to
complete required reports, create marketing flyers, etc.
• Must have basic knowledge of Fair Housing Laws.

• Walk, sit, use hands, talk and hear. The employee is occasionally required to reach with hands
and arms and stoop, kneel, or crouch. Specific vision abilities required by this job include close
vision, distance vision, peripheral vision, depth perception and ability to adjust focus and be
able to view computer screens, mobile devices and other electronic equipment for extended period of
time where visual strain may result.
• Must be able to physically access all exterior and interior parts of the property, including
common areas and amenities.
• Must be able to push, pull, lift, carry or maneuver weights up to twenty (20) pounds
independently.
• Travel within and outside of assigned geographical area. Will be required to conduct and attend
training programs, business meetings, etc. May require airline travel, out of town and/or overnight
trips.
• Must have reliable transportation.
• Will be periodically called upon to work outside of normal working hours including, but not
limited to every weekend and holidays.
• Must handle stressful, urgent, novel and diverse work problems on a daily basis. Emotional
stability and personal maturity are important attributes in this position.
