Overview
The Senior Property Manager (Conventional, Multifamily) oversees the operational and financial performance of a portfolio of conventional, market-rate properties. This role supports properties in various stages—lease-up, stabilization, and long-term operations—to ensure strong performance, resident satisfaction, and compliance. Working closely with the Regional Property Manager, the Senior Property Manager provides leadership, mentorship, and oversight to Property Managers and on-site teams to achieve ownership and company objectives.
Location: This role supports properties within Bradley Company’s Northern Indiana portfolio and serves as the Property Manager for one assigned asset
Reports To: Regional Property Manager
Key Responsibilities
Portfolio & Financial Oversight
- Oversee a portfolio of multifamily properties, ensuring each asset meets ownership and company objectives
- Develop, monitor, and manage operating budgets, forecasts, and financial reporting
- Analyze property performance and identify strategies to maximize NOI, control expenses, and optimize asset value
- Oversee rent collection, delinquencies, and vendor and contract management
- Support the Regional Property Manager with portfolio transitions, acquisitions, and ownership reporting
- Champion the use of property management technology and process improvements to increase efficiency, reporting accuracy, and overall portfolio performance
Property Operations & Portfolio Management
- Ensure day-to-day property operations meet company standards and comply with all housing regulations, including Fair Housing and landlord/tenant laws
- Support and oversee leasing, marketing, and retention strategies to achieve occupancy, revenue, and resident satisfaction goals across assigned communities
- Support properties in lease-up or stabilization phases, providing guidance on pre-leasing plans, staffing, and operational readiness
- Conduct property inspections and ensure curb appeal, maintenance, and safety standards are consistently met
- Collaborate with marketing and maintenance teams to enhance resident experience and community engagement
- Promote a positive living environment through resident programs, satisfaction surveys, and events that drive retention and community connection
- Assist in the preparation of annual business plans and property operating strategies in collaboration with ownership
Compliance, Maintenance & Risk Management
- Ensure compliance with all applicable laws, codes, and internal policies
- Coordinate preventative maintenance programs, vendor performance, and capital improvement projects
- Oversee completion of inspections, compliance reviews, and resident file audits
- Respond to incidents, emergencies, and risk-related issues in accordance with company protocols
- Partner with internal departments to ensure environmental, safety, and regulatory standards are upheld
Mentorship & Team Development:
- Mentor and develop Property Managers and on-site teams through training, coaching, and mentorship
- Foster a culture of accountability, teamwork, and operational excellence across the portfolio
- Assist in recruiting, onboarding, and succession planning within the Multifamily division
- Collaborate with the Regional Property Manager and HR to identify development opportunities and drive employee engagement
Qualifications
Education & Experience
- High school diploma or GED required; Bachelor’s degree in property management, business, real estate, or related field preferred
- 5+ years of progressive multifamily property management experience, 2+ years in a supervisory or portfolio role preferred
- Demonstrated success with market-rate and conventional properties required; mixed-use or affordable experience a plus
- Multifamily designations such as NALP, HCCP, ARM, or CAM are a plus
Skills & Competencies
- Customer service oriented with a proactive, problem-solving mindset
- Strong financial acumen with ability to analyze and present complex property and portfolio data
- High attention to detail and strong organizational abilities with the capacity to manage multiple priorities
- Excellent interpersonal and communication skills to effectively engage residents, clients, vendors, and internal teams
- Strategic thinker with the ability to anticipate client needs and deliver proactive solutions
- Proficiency in property management systems (Yardi) and Microsoft Office Suite
- Valid driver’s license with ability to travel between properties as required
