Your Impact:
The Maintenance Operations Manager is responsible for the management of maintenance technicians across the portfolio including but not limited to approving timesheets, assuring all sites have proper coverage, managing inventory and supply ordering, ensuring all sites are well maintained. This role will work closely with Maintenance Coordinator in the oversight of all phases of maintenance and repair of the IHC portfolio and providing direct property maintenance service to designated sites, including, but not limited to, the general and mechanical maintenance of the physical plant and building systems; The preparation for all State and local Housing inspections; to assist all maintenance and engineering personnel and resources to the extent that the portfolio is well maintained at all times and in good physical condition. Assists in the bidding process and approves vendor activity in line with budget restrictions. Must attend advanced maintenance classes annually. This is a working coordinating position, providing direct maintenance service at designated sites and well as throughout the portfolio if necessary. This position required the operation of a vehicle.
What You'll Do:
Property Care and Maintenance
- Adhere to all IHC directives as per the IHC Operations Manual and all Inglis policies and procedures.
- Purchase necessary maintenance supplies in accordance with company purchasing policy.
- Manage inventory control for all sites according to the policies and procedures established.
- Determine need for contractor usage for all communities; Coordinate vendor scheduling with Maintenance Coordinator and/or Property Management staff, and follow up on work to ensure work is complete and the quality is to standard.
Monitoring & Scheduling
- Monitor Maintenance, Janitorial and contractors performing services on-site, as required by Property Manager.
- Continually inspect property and improvements, recording and reporting deficiencies to the Property Manager, and assist with annual site inspections.
Record Keeping & Reporting
- Submit all completed maintenance and repair work orders, purchase receipts, incident reports and other relevant records to the Supervisor and Property Manager, as required.
- Ensure that all major & minor mechanical/appliance inventories are maintained according to established policies and procedures.
What We're Looking For:
• High School Diploma or General Education Degree required.
• College-level degree or coursework in engineering preferred.
• Must have 3-5 years of Maintenance experience, (CMM/NCHM) or CAMT preferred or must be obtained within 12 months of hire.
• NSPIRE Certification required or obtained within 6 months of hire.
Pleasant personality and ability to accurately interpret instructions from the Property Manager or other management personnel.
• Ability to effectively communicate with all levels of site and corporate staff and other stakeholders.
• Must be able to troubleshoot issues and manage work order requests in a timely and professional manner.
• Prepare sites for NSPIRE inspections and all other state or local inspections etc.
• Valid driver's license without restriction and ability to successfully complete authorized driver qualification and requirements may be required.

Pay Rate for this Role: $63k-$85k/ Annually
