Your opportunity
As Portfolio Manager accountable for a premium office portfolio, you will provide leadership and direction to the portfolio management team in order to ensure the business is aligned to the Group Vision and Strategy. Create a work environment and culture that not only strives for high performance but also embodies the Mirvac values. Drive value creation and work closely with the investment fund teams to deliver on their strategies. Allocate resources adequately and appropriately to ensure portfolio teams can deliver high customer service through a customer centric culture, whilst delivering profit and financial returns for Mirvac Group.
Your responsibilities will include:
- To drive, lead and deliver sustainable and profitable performance of the asset(s) within your portfolio.
- Accept accountability for and ensure achievement of the Strategic Asset Plan including financial performance.
- Obtaining and reviewing market information and relevant research, including identifying and responding to trends in the markets - updating forecasts and strategy accordingly.
- Optimise the profitability of your asset portfolio through identification of business initiatives and efficiencies and assist the national team with implementation.
- Manage lease negotiations and lead in evaluating potential development, acquisition and disposal opportunities within the portfolio.
- Manage the internal and external valuation process in consultation with the funds team.
- Lead a high performing portfolio team ensuring a strong level of engagement, retention and cross business collaboration.
- Provide leadership to the portfolio management team and develop their strengths, skills and knowledge.
- Drive strong engagement with key stakeholders (internal and external) and cultivate a customer centric culture.
- To support the development and delivery of projects in a way that creates a safe, sustainable and innovative culture that drives a competitive advantage for Mirvac.
- Champion the consistent application of the key Mirvac values, leading by example and promoting a high-performing environment.
- Assist with any special projects or undertake any duties as reasonably required by the leadership team.
Your point of difference
- 10+ years previous experience in the Property Industry, with preference for Development and Asset Management specific experience.
- Development and Asset Management experience with demonstrated successful outcomes.
- Proven track record of achieving results through influencing and relationship management skills
- Prior experience in operating a business P&L
- Comprehensive and extensive knowledge of the office sector and retail property experience.
- Project management and risk management expertise
- Experience in negotiating Agreements for Lease and complex commercial lease structures.
- Relevant tertiary level qualifications in property related field
- A proactive and self-motivated individual, with the ability to solve issues as they arise and to improve system and process efficiencies and effectiveness
- Working collaboratively with the Integrated Investment Portfolio division sharing learnings with employees and leveraging experience
- Ability to set and drive customer centric strategy for a portfolio of assets and achieve measurable outcomes
- Commitment to quality, professionalism, confidentiality and attention to detail
