EXAMINATION PROCESS
1. Training and Experience Evaluation - Pass/Fail

The Performance Examination will consist of document creation/revision utilizing Microsoft Office Word and Excel 2016, as well as an on-line multiple choice examination assessing fundamental knowledge for the position.
For those passing the General Fitness / Performance Examination:
3. Structured Oral Interview – Date TBD
The Structured Oral Interview will be before a panel and contain written exercises and questions that assess technical knowledge, experience, and one's general fitness for successful performance in the position.
Applicants must receive a passing score on the oral examination to be placed on the 6 month long eligibility list. The top 3 ranks (scores) on the eligibility list are eligible for the hiring interview for each vacancy in this classification within the life of the list.
Under direction of the Director of Maintenance and Operations and/or designee, lead and manage facility related custodial, grounds and maintenance activities; coordinate facility logistics related to student activities and events, direct and supervise assigned custodial staff; perform routine semi-skilled maintenance tasks and coordinate work order submission for other maintenance work as appropriate; collaborate and liaison with site administrative staff and grounds and maintenance personnel relative to facility plant management.
DISTINGUISHING CHARACTERISTICS BETWEEN RELATED CLASSES
Plant Manager job class is assigned to a comprehensive high school campus, with the essential function of working collaboratively with the site principal and maintenance and operations leadership team to ensure school sites are safe, presentable, clean, organized, and strategically coordinated to ensure a proper learning, curricular, and extra-curricular environment.
Position Duties
- Plans, organizes, and supervises the work of a staff engaged in maintenance and custodial activities at an assigned school plant, and/or other school facility with similar responsibilities.
- Inspects school plant for proper maintenance, health and safety conditions; removes graffiti; oversees, and/or performs appropriate removal and clean-up of human waste; may assist in the containment of some hazardous materials brought on to a school campus.
- Confers with administrators regarding the use, cleanliness and maintenance of the school plant;
- Evaluates campus for any security threats and vulnerabilities, and advises administrators of remedial actions as appropriate.
- Directs, trains, instructs, supervises, and evaluates custodial and other staff as assigned.
- Coordinates and participates in arranging furniture and equipment for special activities.
- Maintains inventory and requests requisitions for custodial supplies and materials; receives, stores, and dispenses custodial supplies.
- Maintains work orders system, prepares site related work order reports, resolves open work orders, closes work orders, and routes work orders to the appropriate responsible individual/department.
- Performs minor building maintenance work.
- Plans, schedules and participates in all cleaning and maintenance activities and in serving the needs of the school staff.
- Prepares regular work schedules and assumes responsibility for the cleanliness and safe condition of buildings and grounds;
- Provides guidance and assistance to the lead custodian to ensure effective oversight of custodial work and activities, including nighttime activities.
- Inspects work of staff to see that it is performed effectively.
- Supervises the care and preparation of athletic fields and the stadium.
- Coordinates requests for use of school facilities including all scheduled sporting events, arranges for proper equipment, heating, ventilating and lighting for special school uses.
- Inspects buildings and grounds for dangerous or unsightly conditions and corrects as necessary.
- Prepares various written reports upon request.
- Participates in the preparation and adjustment(s) of the grounds, custodial and maintenance budgets, monitors budget.
- Performs other job-related duties as assigned.
Minimum Qualifications
Education/Experience
Four (4) years of progressively responsible experience in the cleaning and maintenance of a large building, or complex of buildings and adjoining grounds areas, AND at least one (1) year in a lead and/or supervisory capacity directing the work of personnel in areas of custodial, grounds, maintenance, facility management, or construction fields.
Licenses/Certifications/Special Requirements
- Valid California Driver's License
*Alternate variations of education/experience may be considered by Personnel Commission staff as acceptable to qualify for participation in the examination process resulting in an eligibility list. When appropriate additional work experience beyond the minimum requirement may be supplemented for required minimum education requirements.

- Semi-skilled maintenance trades
- Methods, materials, and equipment used in custodial, maintenance and grounds work.
- General operation and maintenance of boilers, motors, pumps, and related mechanical equipment.
- Appropriate techniques for handling and disposing of various types of waste, including protection from bloodborne pathogens.
- Oral and written communication skills that enables one to document technical procedures, work performance concerns of others, and general communication about client's technology needs.
- Interpersonal skills using tact, patience and courtesy.
- Safety practices and CAL-OSHA regulations related to varied grounds, maintenance and custodial activities.
- Knowledge of collective bargaining agreement(s) and progressive discipline.
Ability to:
- Prioritize, plan, and adjust work assignments to meet changing needs of the campus
- Train, supervise and evaluate the work of subordinate custodians
- Troubleshoot and make minor repairs and adjustments to various campus fixtures, equipment, and office machines

- Demonstrate mental acuity sufficient to perform the essential functions of the position
- Establish and maintain highly effective customer-focused working relationships with users, including administrators, teachers, other District and site staff, vendors, parents and others encountered in the course of work
