About the Department

Assists the Facility Maintenance Foreman and Tradesworker with a variety of maintenance and repair projects. May also work independently performing a variety of semiskilled work, including carpentry, plumbing, and minor electrical work, on all City owned buildings, structures, and facilities; operates equipment in connection with tasks; does related work as required.  Work is performed under regular supervision by the Facility Maintenance Foreman.

Position Duties

The list of essential functions, as outlined herein, is intended to be representative of the tasks performed within this classification.   It is not necessarily descriptive of any one position in the class.  The omission of an essential function does not preclude management from assigning duties not listed herein if such duties are a logical assignment to the position.


Performs a variety of semiskilled tasks in the maintenance and repair of all city buildings, structures, facilities, and/or equipment, including but not limited to, carpentry, plumbing, painting, drywall, masonry, roofing, electrical, air conditioning, and/or mechanical maintenance and repairs.

Cleans, maintains, and repairs building fixtures and equipment including locks, windows, doors, carpet, blinds, roof drains, shelving, and systems furniture; replaces light bulbs and tubes and repairs/replaces ballasts as necessary.

Makes minor repairs to furniture, cabinets, roofs, tile, linoleum; paints walls and/or equipment and makes minor painting repairs.

Performs preventive maintenance and inspections; replaces HVAC filters and performs minor maintenance to HVAC units to keep condensate drains unplugged, etc.

Repair plumbing fixtures, unclogs drains, and maintains plumbing systems.

Operates a wide variety of large and small building maintenance equipment, and common trade hand and power tools, in the completion of work assigned; cleans, organizes, and maintains tools, equipment, and work area(s).

Prepares reports and other work records including, but not limited to, supply requisitions, daily and other periodic reports assigned to this work classification, maintenance reports, and damage reports as needed. 

Ensures grounds, right of ways, and/or facilities are free from debris, restrooms are clean and adequately supplied, and trash is emptied.

Assembles and uses small tools and materials required for assigned tasks.

Performs daily visual inspections of life safety systems and features which include but are not limited to: fire alarm and sprinkler systems, hand rails, entry and egress systems, exit lights and emergency lights.

Reports potential safety problems related to City facilities; cleans up spills and unsafe conditions as identified; locks and unlocks doors to City facilities.

Able to work on-call rotation and overtime, as scheduled and/or when required.

Serves as essential personnel during special events, natural or man-made disasters, and emergencies.

Performs related tasks as required.

Minimum Qualifications

Must be a minimum of 18 years of age.  Requires a High School Diploma, or GED, and two (2) plus years of general construction or facilities maintenance experience.  A combination of education and experience may be considered.

Requires a valid driver license with an acceptable driving record. (must obtain Florida driver license within 30 days of employment).  

KNOWLEDGE, SKILLS, AND ABILITIES

Knowledge of the safe use, operation and preventive maintenance of the equipment to which assigned; skill in the use of equipment to which assigned.

Knowledge of carpentry, plumbing, painting, drywall, masonry, roofing, electrical, air conditioning and/or mechanical maintenance and repairs.

Knowledge and skill in the use and care of common hand tools, power tools and small power equipment used in building and equipment maintenance and repair; operation of various vehicles.

Knowledge of the occupational hazards and safety rules and regulations applicable to the trades.

Ability to understand and follow specific oral and/or written instructions.

Ability to perform manual labor for extended periods, often under unfavorable weather conditions.

Ability to lift heavy articles and perform any essential job tasks in a quick and efficient manner.

Ability to read and write in English.

Basic computer skills related to data entry/retrieval.

Ability to establish and maintain effective working relationships with associates.

Ability to work varied shifts according to the needs of the department.
