- Coordinates, directs, and participates in activities of crews engaged in building maintenance functions including distribution of work assignments and performance management;
- Resolves issues within scope of authority;
- Orients, trains and coaches building maintenance employees on proper building maintenance methods and practices;
- Provides input to employee performance evaluations;
- Meets with Facility Supervisors to determine maintenance needs and resolves complaints as required;
- Provides information to the public regarding scheduled meetings, special events, etc. Coordinates facility arrangements for special meetings and events;
- Researches information/data concerning maintenance equipment and/or supply expenses for budgeting purposes;
- Researches and makes recommendations on management issues;
- Recommends procedural changes to increase program efficiency;
- Maintains HVAC systems in Town facilities;
- Performs administrative duties including purchasing supplies and materials, recording scheduled and completed work, attendance records, and quality assurance forms. Completes and submits required program reports and paperwork;
- Receives and accounts for building maintenance and/or facilities services supplies and equipment;
- Operates, inspects, maintains equipment used in department operations;
- Conducts regular building maintenance inspections of Town facilities to ensure systems are properly maintained and operational, to identify potential maintenance issues, and to assure scheduled tasks are completed daily.
- Assures compliance with safety regulations and monitors the use of safety precautions, equipment and techniques. Ensures the proper use of personal protection equipment where necessary;
- Performs job duties in the work environment described above;
- Assists skilled trade crews with assignments by performing minor plumbing, electrical, carpentry, and painting work.
- Performs general seasonal maintenance work in and around Town facilities including plowing and shoveling snow;
- Promotes a customer orientation in work groups;
- Performs related work as required.
- Knowledge of facility maintenance practices, methods, and materials.
- Knowledge of the operation and maintenance of HVAC systems.
- Knowledge of carpentry, plumbing and practical electricity applications.
- Knowledge of department policies and procedures.
- Knowledge of occupational hazards and safety precautions necessary in operating department equipment and vehicles.

Building Maintenance Crew Leader

Job Purpose:
To enhance the appearance and physical operation of Town facilities and supervising building maintenance work crews and participating in the maintenance of Town facilities.
Work Environment
Work involves risks and/or discomforts, not adversely affecting the health and safety of an employee, which require special safety precautions and muscular exercise. Work includes environmental/chemical exposure. Responsibilities include pushing, pulling, and lifting objects weighing more than 45 pounds. Must be mobile and able to sit and/or stand for prolonged periods of time. Climbs ladder to access, service, and maintain heating and ventilation systems. Ability to perform gross body coordination and repetitive bending, kneeling, squatting and reaching. Work may include extended work periods in excess of eight hours and being called in to respond to public emergencies. May work outdoors for periods of time, exposed to varying weather conditions and/or temperature extremes.

Minimum Qualifications
High School diploma or equivalency plus three years full time experience in building maintenance including at least one year’s supervisory experience. Must possess a valid and job related driver’s license. Building Owners and Managers Association (BOMI) Systems Maintenance Technician (SMT) designation preferred.
Maintains a driving record in accordance with the Town of West Hartford Driving Policy.
Must be able to work the regular shift of 4:30pm to 1:00am.
METHOD OF SELECTION
Applicants must obtain a passing score of 70% on the Oral Board Examination to be placed on the Eligible List for this position.

An individual appointed to the position must satisfactorily complete a six (6) month probationary period.
