POSITION OVERVIEW
DZL is a market leader in real estate development and property management, featuring a high-profile mixed-use portfolio of office, retail, entertainment, hospitality, and co-working properties. The neighborhood sits in Nashville’s downtown urban core, inside the SoBro and Gulch neighborhoods. The campus spans 16 contiguous acres, with numerous core infill sites ready for development, anchored by iconic adaptive reuse properties, cornerstones of the city.
We are seeking a dynamic and personable General Manager to oversee a vibrant flexible office and coworking space in Cummins Station, 560 Flex. This role is responsible for driving occupancy, revenue growth, and overall operational excellence. This position is primarily a sales and business-development role with additional responsibilities in account management, collections, marketing coordination, and facility operations. The ideal candidate is a natural networker, passionate about creating collaborative environments, and skilled in managing operations.
KEY RESPONSIBILITIES
- Sales & Leasing Growth: Drive leasing sales by actively promoting the space to potential clients. Conduct tours, present leasing options, and follow up with leads to convert inquiries into new leases, and manage existing lease expirations, renewals, space extensions, etc. Develop and maintain relationships with brokers, local businesses, and community partners to generate leads and referrals. Implement promotions and pricing strategies aligned with ownership goals.
- Community Engagement: Support development and implementation of strategies to foster a sense of community among members. Organize events and networking opportunities to encourage collaboration and interaction and member retention.
- Member Support: Serve as the first point of contact for members, addressing inquiries, resolving issues, and ensuring a positive experience. Conduct regular check-ins to gather feedback and enhance satisfaction.
- Space Management: Oversee the daily operations of the space, ensuring it is clean, well-maintained, and equipped to meet the needs of members. Manage vendor relationships and ticket escalations, ISP vendor, printer and related vendors. Track work orders, manage repairs, and assist with budget-related operational decisions.
- Marketing & Promotion: Collaborate with the marketing team to develop and execute local campaigns, social-media promotions, and events that drive awareness and leasing activity. Assist in content creation (photos, videos, and staging) for listings, marketing materials, and online platforms.
- Onboarding: Guide new members through the onboarding process, ensuring they feel welcomed and informed about space policies, resources, and community opportunities.
- Reporting & Analysis: Monitor community engagement metrics and gather feedback to evaluate the effectiveness of community initiatives. Prepare reports for management profit/loss statements, sales metrics, conversion rates, and occupancy trends. Manage the accounts receivable (AR) process for all tenants and members, ensuring timely payments.
- Other projects and additional tasks as assigned.
QUALIFICATION REQUIREMENTS:
Experience Required
- Bachelor’s degree in Business Administration, Hospitality Management, or related field preferred.
- 3+ years of experience in sales, property management, coworking, or hospitality.
- Proven ability to meet or exceed sales targets and manage client relationships.

Physical Requirements:
- Must be able to sit at a desk for prolonged periods while working on a computer.
- Ability to stand, sit or walk for extended periods including maneuvering up and down stairs.
- Must be able to lift up to 15 pounds at a time.
