Team / division overview

The DWS Alternatives business is a diversified set of business activities including Private Real Estate, Liquid Real Assets (Real Estate/Infrastructure and Commodity Securities), Private Credit, Private Infrastructure, and Hedge Funds. The global team invests on behalf of a global client base that includes governments, corporations, individuals and institutional investors.

The Fund CFO Specialist will be responsible for assisting the Fund CFO team managers (‘Manager’) on all aspects of day-to-day accounting and SPV corporate management for a group of assigned funds investing in direct Australian real estate.

This is a diversified role, focusing on direct real estate (product class), including its ancillary SPV operational, accounting and tax fiduciary responsibilities and expanding across other facets of corporate management.

Role Details

As a Fund CFO Specialist (‘Candidate’), you will be responsible for: 

  • The Candidate will assist the Fund CFO Managers in managing a portfolio of SPVs and will work as part of a team to achieve and meet the Illiquid Asset Operations roles and responsibilities.
  • Taking care of the day-to-day operations of the SPVs and working with various stakeholders (internal and external) – eg. APAC wide Fund CFO teams, and direct real estate, investments, transactions and asset management team.
  • Have experience with unit trusts, preferably with MIT (Managed Investment Trust) requirements and ensure all SPVs operational processes are in compliant with MIT regime
  • Monthly reporting: management of periodic reporting of each SPVs, including management reporting, periodic SPV valuations (Net Asset Value), monthly reporting deliverables and any other funds/corporate related reporting
  • Financial Statements Audits: assisting Managers in the coordination and production of year-end SPV’s financial statements, including their respective audits
  • Tax compliance: drafting tax computations and assisting periodic Tax compliance reporting, GST and FATCA/CRS returns and maintaining relevant contact with tax advisers
  • Corporate matters: assisting the coordination of board meetings and member’s/shareholders’ meetings, working with external Company Secretarial teams for corporate resolutions and the like
  • Managing service KPIs and deliverables by outsourced fund administrators and vendors
  • Facilitate Asset Managers in working with Property Managers (particularly Property Accountants) to ensure correct and accurate property performance information
  • Treasury/cash flow management: ongoing cash flow forecasting and modelling to ensure SPVs remains solvent and financially strong to meet loan interest payments and other property operating objectives.
  • Performance analytics: facilitate the SPV/Asset performance return analysis, including distribution and capital call forecasting
  • Risk Management: assist Managers with various administration and attestations to maintain strong risk control framework in the various operational environment the Fund CFO team operates under
  • Stakeholder & Project collaboration: assist Managers with various project and stakeholder involvements

We are looking for 

  • You have a Bachelor degree in Accounting;
  • You are CA / CPA qualified, with 3-8 years of relevant experience in the fields of alternative investments (real estate) or a business services role;
  • You have good level understanding of Australian tax for different SPVs types (eg. companies, unit trusts/MITs);
  • You have strong technical accounting knowledge, with IFRS – General Purpose reporting experience;
  • Well versed in accounting for investment products such as real estate and debt (preferred);
  • Experience in company secretarial administration (preferred);
  • Proficient in Microsoft (Excel, Word, Power Point, MS Teams), Salesforce;
  • Excellent interpersonal and communicate fluently in English (spoken and written)
  • Objective driven and willing to be hands-on and committed to meeting deadlines and can work autonomously;
  • Possess a strong ‘Can-Do’ attitude with genuine team spirit, a capacity to build strong client relationships and take initiative to act without waiting for direction (when appropriate); and
  • Accountable and take ownership of tasks and deliverables for your work and the team.
