Department Overview
The Closing department facilitates loan closings, coordinating with underwriting, producers, borrowers/clients and working closely with internal and external counsel to ensure smooth and efficient customer service. Closing is also responsible for ensuring compliance with investor legal requirements and exercising quality control over data provided to our investors as well as to internal groups, such as accounting, servicing, and asset management.
The Impact You Will Have
Provide closing support to the Closing Officers with a particular emphasis on data management, due diligence review, and document preparation.
Primary Responsibilities
Verify Davis Bacon Wage Rates for all active HUD construction loans
Compare and verify all costs associated with third party reports ordered by W&D with W&D’s accounting data, noting discrepancies and obtaining backup for all deposits received from the borrower and invoices paid to third party vendors
Generate income notice and prepare audit packages
Become familiar with USFA and ADA compliance requirements
Effectively communicate with borrower/property manager to outline what repairs should be completed prior to closing
Collect and organize all evidence of repairs for submission and approval by HUD
Work with title agents to collect and verify wire instructions for loan funding purposes
Create HUD’s pay.gov documentation for approval, submission, and payment
Ensure data in WD internal systems is complete and accurate
Assist Closer with preparing required warehousing documentation
Prepare escrow analysis for tax and insurance
Enter wires for closing into W&D internal funding system
Generate Ginnie Mae Assignment documents for warehousing purposes
Responsible for obtaining closing binders from W&D Counsel and ensuring all documents have arrived
Prepare, submit and follow up on any HUD refund requests
Perform other duties as assigned
Attendance is generally required from 8:30 am – 5:30 pm local time, Tuesday through Thursday, with the option to work remotely on Mondays and Fridays
Education and Experience
Bachelor’s degree or equivalent work experience
1 year of experience in a professional, corporate environment
Knowledge, Skills and Abilities
Analytical skills with the ability to evaluate data quickly, make decisions based on imperfect data, and take action in order to assist the team in moving its transactions forward
Excellent interpersonal and presentation skills and the ability to effectively communicate with all levels of management
Demonstrate proficiency in Microsoft Excel and Word software
Experience with Salesforce and Box is beneficial
Ability to show ownership of your work, take on challenges and acknowledge growth opportunities, and demonstrate patience when learning new processes
Courtesy, respect, and thoughtfulness in teaming with colleagues and other stakeholders
Willing to travel to company sponsored events, as required
