Preventative Maintenance Supervisor

Department: Plant Operations Salary/Hourly Rate: $37 - $38 Per Hour

Preventative Maintenance Supervisor

Full-Time: Monday-Friday 8am-4:30pm

Rate of Pay: $37-$38/hr based on experience, technical knowledge, and certifications.

PRINCIPLE DUTIES:

  • Utilize modern computer maintenance tracker such as MP2 and Worx Hub. Expert in reports, scheduling, inventory, in all matters related to Preventive maintenance.
  • Expert in maintaining and replenishing PM parts inventory. Properly planned inventory results in more funds available vs holding in un-needed or excessive items.
  • Establishes routine and preventative maintenance schedules for all equipment and buildings.
  • Ability and initiative to identify, create, applicable procedures to maintain Plant.
  • Working as a team with the entire Plant department, the PM Manager, maintains the PM schedule and daily performs general maintenance duties, preventive maintenance, service calls, and emergency maintenance as needed and assigned.
  • Expert in operating, repairing, and maintaining but not limited to: HVAC, pumps, compressors, industrial laundry, boilers, desalination, fire and life safety equipment, lighting, emergency generator, trash compactors, household appliances, industrial kitchen, and any and all facilities equipment.
  • Continues to perform minor repairs and similar duties that may be assigned to Maintenance Techs II & III, but is considerably faster and more proficient compared to Tech levels II & III, and requires no oversight or direction.
  • Provides direction to co-workers through hands-on assistance, direction, support, and development. Serves as a positive role model by way of example. Utilizes personal power vs position power.
  • Coordinates work of the department with other departments.
  • Advises and consults with the Plant Operations Director on maintenance and repair needs concerning the building, equipment and grounds
  • Displays and practices a work style that reflects the mission, philosophy and goals of the organization while advocating safety in all tasks.
  • May complete apartment turnovers and scheduled pool/pond/lake maintenance.
  • Assigned one week of on-call duty approximately once each quarter.
  • Will supervise nighttime or weekend repairs or maintenance that cannot be completed during typical work day.
  • Provides excellent customer service to residents as demonstrated by doing the following:
    • Preview work order, and arrive at unit prepared with all tools/parts needed
    • Greet resident by name, introduce yourself, and tell him/her what you will be working on.
    • Wear protective �booties� over shoes when entering residents� unit, if requested.
    • If resident is not home, leave a note
    • Thoroughly clean up after yourself when finished with the job
    • Maintain personal cleanliness
    • When a resident asks you to do something not on the work order, if it will take less than 15 minutes, do it! If it will take over 15 minutes or doing it will make you late for an appointment, ask if you can use their phone to call in the work order on their behalf.

QUALIFICATIONS:

  • Thorough knowledge of plant operations and engineering or related field preferred
  • Experience with construction and working with subcontractors preferred
  • 7-10 years experience in plant engineering and/or trades such as plumbing, electrical, painting, carpentry, refrigeration, ground maintenance, masonry and maintenance
  • Budgeting experience preferred
  • 2-55 years mid-level supervisory experience
  • State & federal regulations, Title 22, and NFPA 101: Life Safety Code knowledge required
  • Strong organizational, written, computer, and verbal communication skills
  • Must have a passion for providing excellent customer service
