JOB DESCRIPTION
TITLE: FACILITIES DIRECTOR
QUALIFICATIONS: The Facilities Director shall possess:
10 years or more of experience with building maintenance, facility repairs, and HVAC systems
High School diploma or equivalent
Black Seal License
Blue Seal License
Certified Educational Facilities Manager Certification (CEFM)
Proficient with HVAC building management system
Safety Training Certification

citizenship or legal resident status.
REPORTS TO: Superintendent/Business Administrator/Building Principal
FUNCTION: The Facilities Director shall oversee the maintenance staff in the overall upkeep, care, repair and operation of the school.
GENERAL PERFORMANCE RESPONSBILITIES:
OSHA safety training required on standard precaution involving the performance of general maintenance, HVAC and repair work.
Perform general maintenance and repair work as required; knowledge of standard tools, materials and methods.
Perform general plumbing services including but not limited to the maintenance of gas, water, sanitary and storm drains. Repair and replace plumbing fixtures, washers and gaskets as needed.
Install pipe fittings such as valves, tees, elbows, couplings, unions, and other common fittings.
Perform general electrical maintenance including the replacement of light bulbs, ballasts, fuses, wall plates, switches, outlets, and fixture cords.
Coordinate repairs/activities with outside contractors as required.
Perform inspections/preventative maintenance to fire alarms, elevators and gutters as outlined in the Comprehensive Maintenance Plan.
Perform regular cleaning, maintenance, and adjustments to HVAC systems/controls such as: air filters, belts, shafts, bearings, pumps, motors and actuators.
Perform chemical analysis on feed water to boilers, chillers and cooling tower systems.
Keep abreast of the latest trends, developments and products in the area of building maintenance and HVAC systems.
Knowledge of the operation of computer based energy management and control of mechanical equipment.
Maintain an inventory and prepares requisitions to purchase when necessary for
maintenance supplies, equipment and replacement parts as needed.
Perform daily facility walk-throughs to identify any building issues and safety concerns.
Utilize the computer-based work order system to complete and close out work orders as assigned.
Complete and maintain all required reports for maintenance and preventative maintenance as needed.
Log information for repairs and emergencies into a google document for administrator authorization and board approval.
Knowledge of installation, repair, and removal of HVAC rooftop and wall mounted units along with the ability to add and extract refrigerate from units.
Develop inspection/repair schedules consistent with activities outlined in the district’s Comprehensive Maintenance Plan.
The ability to operate and maintain heavy equipment.
Perform any other duties as deemed necessary by the Superintendent, Business Administrator and Building Principal or designee. 3. Performs daily facility walk-throughs to identify any building issues and safety concerns.

EVALUATION:
Performance of his job will be evaluated in accordance with the provisions of the Board’s
policy on evaluation of non-certified staff.
