Responsibilities:
- Coordinate and oversee all outsourced/contracted vendor work, ensuring economic, quality results are completed in a timely fashion. This includes the review and approval of scope of work, bidding process, scheduling of the service/repair and supervision of all work through completion
- Serve as the primary day-to-day contact for tenants; create relationships and maintain open communication with all tenants
- Serve as the primary contact for building related maintenance issues/emergencies.
- Enforce and maintain property operating policies and procedures
- Assist Property Manager in the budget process, securing bids and 5-year capital budget.
- Review and approve all property related invoices.
- Manage 3rd party contractors/vendors and rebid contracts regularly.
- Oversee maintenance personnel.
- Interface with leasing team and prospective tenants as needed
- Manage Tenant Improvement and building capital projects (3rd party CM to be engaged when necessary)
Qualifications:
The ideal candidate must posses the following qualifications:
- 5+ years of direct or related experience and/or equivalent experience/education
- Ability to handle multiple tasks, manage time effectively, establish workflow priorities and work independently
- Able to physically perform duties at the speed, mobility, and force necessary to the task
- Proficient in Microsoft based software
- Excellent oral communication skills
- Possess appropriate and competitive level of experience and education to perform job
- Prior employment history that demonstrates the ability to work in a fast-paced, high-intensity environment while managing multiple tasks and priorities, producing accurate results in a highly organized manner
