Reporting Relationship: Information Technology (IT) and Facilities Operations Director
Primary Accountability:
The Maintenance Specialist is responsible for handling the routine, emergency, and preventative maintenance repairs of the facility’s buildings and grounds to ensure a safe environment for staff, patients and visitors.
Major Duties:
Develops and maintains excellent customer service traits.
Assists the Director in planning, developing, organizing, implementing, and directing the day-to-day functions of the maintenance department.
Performs necessary repairs, as qualified for, to the facility’s heating, cooling, air conditioning, refrigeration, vehicles, life safety equipment, medical gas systems, and other related equipment.
Performs scheduled inspections or maintenance on all equipment buildings and systems assigned to the Maintenance Department and documents accordingly.
Establishes a priority system on unscheduled maintenance.
Ensures that the facility equipment is properly maintained and preventative maintenance policies are being followed.
Notifies Director of potentially dangerous or hazardous equipment, systems or building problems. Corrects, as able, or removes the dangerous or hazardous equipment, systems or building problems from service and placards as appropriate when repairs cannot be completed to satisfactorily remove the danger or hazard.
Recommends to the Director the equipment and supply needs of the department.
Makes thorough periodic rounds to check equipment and ensure that necessary equipment is available and working properly.
Assists with on-the-job training and orientation programs for maintenance personnel.
Assures that maintenance personnel follow established safety regulations in the use of equipment and supplies at all times.
Monitors safety and fire protection/prevention programs by inspecting work areas and equipment as directed.
Provides training to staff in the use of facilities and utilities systems (i.e., fire drills).
Promptly reports equipment or facility damage to the Director.
Advises Director when outside contracting assistance is required.
Keeps maintenance areas in good order and maintains inventory and supply records as directed.
Completes work orders or other work as assigned and documents appropriately. Contacts person requesting repair, verifies repair or problem, and notifies person of completed work.
Checks operation of company vehicles, performs oil changes on schedule, and arranges for outside maintenance or repairs when necessary.
Performs snow removal and other ground duties as required.
Performs minor plumbing repairs, and replaces and installs plumbing fixtures, lavatories and toilets as able.
Utilizes and operates hand tools, power tools and other equipment to complete assignments/maintenance. Maintains tools and equipment in a clean, safe and usable manner.
Stores chemicals, fuels, compressed gasses, and paint in a safe manner.
Maintains and wears safety equipment, guards, and personal protective equipment in an appropriate manner. Notifies Director if safety equipment is not available or is in disrepair.
Operates and performs regular checks to maintain and ensure adequate performance of emergency generators.
Is available to complete weekend rounds and take call as assigned.
Must respond to all on call situations timely, not to exceed one (1) hour.
Qualifications:
Be knowledgeable in boilers, compressors, generators, HVAC Systems, as well as various mechanical, electrical, drywall, minor construction and plumbing systems
Knowledge in building codes and safety regulations.
Previous experience or training in construction &/or electrical fields is preferred.
Previous experience or training in hospital maintenance is preferred.
Physical Demands:
Eye/Hand, Eye/Foot and Hand/Foot Coordination.
Normal eyesight, with or without corrective lenses.
Normal hearing, with or without hearing aids.
Motor coordination and manual dexterity.
The ability to bend, stoop, crawl, and kneel.
Must be able to exert in excess of 100 pounds of force occasionally, and/or in excess of 50 pounds of force frequently and/or in excess of 20 pounds of force constantly.
Work Environment:
Well-lit/well-ventilated work area, subject to area.
Prolonged amount of standing, kneeling and walking throughout the day.
Subject to frequent interruptions.
May be exposed to infectious and contagious diseases.
May be required to work in cramped spaces, accessible tunnels, and in adverse weather conditions.
Meet and talk with a wide variety of employees, visitors and patients.
Exposed to offensive odors or hazards of explosive gases.
Able to work under emergency situations.
