Building Maintenance Manager
DESCRIPTION
Trinity Metro has an immediate opening for a Facility Maintenance Manager to coordinate the efficient functioning of heating, cooling, electrical, plumbing, mechanical, and ventilating systems. The incumbent will oversee the facility maintenance department, which consist of a facility maintenance and custodial supervisors, technicians, analysts, shelters cleaners, custodial staff, and lot cleaners. The incumbent will coordinate with and monitor the performance of contractors; and ensure preventative maintenance and repair activities are performed on time as required. The incumbent in this class performs under the general supervision of the Director of Facilities.
This position’s responsibilities include:
Manage daily activities related to Facility Maintenance, Groundskeeping, and Custodial.
- Contribute to long-term facility planning and strategy, including energy efficiency initiatives.
- Direct Facility Supervisors, assigning tasks and ensuring adherence to best practices.
- Plan and coordinate routine maintenance, emergency repairs, and construction or renovation projects for buildings and equipment.
- Identify, select, and manage third party contractors and vendors for services such as mechanical repairs, mechanical installation, elevator maintenance, fire systems maintenance, EMS services, plumbing services, and glass installation.
- Assist Director with:
- Developing and managing budgets for Facilities Operation
- Track Expenses
- Negotiate Contracts
- Ensure cost effective management of resources
- Conduct regular inspections (QA/QC) of mechanical equipment.
- Enforce Life Health and Safety Standards per OSHA and Trinity Metro Safety Officer
- Other duties as assigned
EXPERIENCE
- Four years’ experience as Facilities Manager or relevant position. Must have understanding of building systems, including HVAC systems, Electrical (high and low voltage), power generation, fire systems, boiler systems, construction management, project management, water treatment, blue print reading and comprehension, carpentry, plumbing systems, back flow preventer (check valve), horticulture, and CNG (compressed natural gas).

- Must have excellent communication skills to collaborate with internal departments, employees, management, and external vendors.
- Ability to address unexpected challenges and crisis situations quickly and effectively.
- Strong ability to multi-task and manage various projects, tasks, and staff simultaneously.
EDUCATION
- College degree or Certificates in facility management, engineering, business administration or relevant field preferred.
- Course work or training courses in industrial trades. Journeyman's Electrical License is a plus
- OSHA 30 Certified (within 1 year of hire date)
