Your top priority as a Property Management Coordinator is to interpret complex lease documents and analyze real estate data to resolve property issues and support departmental goals, while administering, monitoring and reporting on the day-to-day activities of the real estate portfolio for Northern Tool + Equipment and its subsidiaries. Key Responsibilities:
- Interpret complex lease documents to determine Northern’s responsibilities and recommend actions optimize organizational value.
- Serve as the primary liaison between landlords and internal teams, establishing strong working relationships with site personnel, field leadership, and internal partners.
- Coordinate and facilitate landlord inspections and ensure timely resolution of facility-related issues.
- Monitor and maintain facility requests and issues, acting as the interface between Facilities and other departments.
- Design, prepare, and distribute monthly, quarterly, and annual reports using lease management software, Excel, or other formats.
- Track and facilitate all lease-required reporting, including insurance certificates, inspections, and sublease administration.
- Manage business and trailer licensing to ensure compliance with local and state regulations.
- Professionally correspond via letter, email, and phone.
- Advise management of unfavorable lease language related to occupancy costs and suggest improvements during lease renewals, renegotiations or waiver requests.
- Verify and provide accurate data for the lease administration database.
- Recommend and provide budgetary information for repairs, remodels, and improvements.
What you will bring to the table:
- Bachelor’s degree or equivalent work experience in related field preferred.
- 2+ years relevant work experience preferred.
- Familiar with commercial lease and legal documents.
- Strong computer skills with prior experience using MS Office.
- Proficient with Microsoft Excel.
- Experience with Power BI and SQL Server Manager a plus.
- Basic accounting knowledge/experience a plus.
- Strong analytical skills including attention to detail.
- Ability to learn programs related to facility requests and lease management database.
- Demonstrates ability to handle multiple and varied projects.
- Ability to work independently to accomplish established goals.
- Ability to handle confidential information with the utmost judgement and discretion.
- Must possess strong organizational skills.
- Ability to communicate effectively, both orally and in writing, with a wide variety of Company personnel and external customers.
