AAMCI is hiring a Lead Maintenance employee to join our team at a 72-unit multi-family newly rehabbed Section 8 and in Gastonia, NC. 

The community is an affordable housing community with rent subsidy, providing housing to income-qualified elderly or disabled residents. In this position, AAMCI expects strong customer service, safety management, skill set development and time management with the goal to create a home and strong communities for each of our residents to thrive.


This position participates in on-call emergency for evening, weekends, and Holidays, and pays a premium rate of pay for each call out.  Pay starting at $26-$28. 


AAMCI provides many training opportunities, and many paid opportunities to obtain higher levels of certificates.


Primary duties include, but are not limited to:

  • Perform general maintenance such as plumbing, electric, HVAC repairs, carpentry,
    appliance repairs, glass replacement, etc.
  • Utilizing IPAD or tablet for daily job tasks including receiving and prioritizing work orders
  • Complete unit turns with drywall work, painting, cleaning and removing trash
  • Maintain the grounds in a clean, safe and sanitary condition.
  • Maintain equipment inventory
  • Supervise and evaluate vendor work
  • Complete on-call emergency tasks for evening, weekends, and holidays.
  • Complete work order requests
  • Perform scheduled maintenance on equipment
  • Complete semi-annual unit inspections with all findings resolved
  • Maintains clean, organized maintenance shop
  • Provide input to Community Manager regarding contracts and supply budget
  • Picks up all trash and debris from the property grounds and cleans all dumpsters and
    mailbox pad areas daily
  • Sweeps building walkways daily or blows walkways.
  • Cleans all breeze ways three times a week.
  • Removes all trash from laundry room and wet mops laundry room floors daily.
  • Wet mops interior entrances and vacuums all carpeted halls and stairways on a
    weekly basis
  • Dusts and cleans laundry room washers and dryers on a weekly basis
  • Removes snow from walkways and other common areas and spreading ice melt
  • Reports building/property damage or vandalism, unusual situations and conditions
  • Perform all other duties as required.


Qualifications necessary for success:

  • High School education or equivalent
  • Valid driver’s license
  • HVAC Certification
  • Three years of experience with carpentry, plumbing, electrical and/or HVAC repairs
  •  Ability to lift, regularly move and maneuver objects weighing 50 pounds
  • Ability to work outdoors in typical weather conditions
  • Ability to follow both written and oral communications
  • Ability to use an IPAD or other tablet to open and close work orders

AAMCI provides a generous 401K program where the company matches employee contribution up to 5% of annual pay.  Eligibility begins after completing one year of employment.  Enrollment in January, April, June and September annually.   


8 Federal holidays, 1 Floating Federal/Religious holiday, 1 community volunteer day and 1 personal holiday. 


A robust Paid Time Off program accrues with each pay period.  PTO is provided as 16 days annually years 1 – 4 (5 days available after initial 90 days of employment), 21 days annually years 5 – 9 and 26 days annually after reaching 10th year anniversary.
