Dalian currently has assets in San Antonio, TX and Philadelphia, PA totaling over 1,000 units with future pipeline developments in Pittsburgh, PA, Richmond, VA and Raleigh, NC. What The Role Entails
Are you looking to take a hands-on role in managing the execution of complex, institutional-quality multifamily and mixed-use developments? At Dalian, we are growing a national portfolio of long-term hold projects, and we’re seeking a Senior Development Associate to help drive them forward. In this role, you will work closely with senior leadership and cross-functional teams to advance projects through due diligence, entitlements, design coordination, permitting, construction, and delivery. This is an opportunity to make a meaningful impact on high-profile developments while gaining full lifecycle exposure within an entrepreneurial, fast-paced environment.
What You Will Get to Do
- Provide tactical support to the project development team to manage broad aspects of project development, including feasibility, finance, zoning/land use, design, construction, and leasing
- Lead financial analysis, underwriting, and feasibility studies, including detailed pro forma modeling, sensitivity analyses, and return projections
- Prepare and present budget approval memoranda to senior management and investors, outlining project status, key milestones, cost variances, and recommendations for funding adjustments
- Coordinate due diligence activities including title, survey, environmental, geotech, zoning analysis, market studies, etc.
- Assist with loan and equity financing activities, including preparing draw requests, cost certifications, lender and investor reporting, financing applications, and other funding-related deliverable
Requirements
What You Bring To The Role
- Undergraduate degree with a minimum of 5 years of experience in institutional multifamily development
- Ability to create complex Excel financial models from scratch
- Working knowledge of real estate finance and investments required
- Experience drafting PowerPoint presentations for investment memoranda
- Willingness to travel 15%+ of the time
- Self-starter suited for entrepreneurial culture
