JOB SUMMARY
This position functions as the lead person on the building custodial team. In addition to organizing and overseeing the quality of work of the team, the facility manager performs custodial duties in an assigned area. The facility manager coordinates work activities with the head night and evening custodians, cooperatively managing the maintenance, overall cleanliness and safety of the facility. During school hours, the facility manager is on call, responding to the needs that occur.
DUTIES AND RESPONSIBILITIES

- Manages the maintenance of the facility.
- Directs and inspects the work of the night custodial staff.
- Maintains responsibility for building security.
- Evaluates work performed and provides on-the-job training to the team.
- Makes sure supplies and equipment are available and properly used and maintained.
- Maintains own area, cleans and maintains equipment.
- Assists other custodians as needed.
- Reports needed repairs, safety hazards, or other conditions that could affect school health, safety, security, or energy conservation.
- Performs minor maintenance such as unplugging toilets, changing light bulbs, changing filters, replacing single motor belts, and any other minor maintenance as needed.
- Performs major, non-routine cleaning as part of summer cleaning teams.
- Practices energy conservation.
- Performs other duties as assigned.
REPORTING RELATIONSHIP
Reports to and is evaluated by the building principal or designee, and the Director of Operations or designee..
WORKING CONDITIONS
Works in a school environment; may experience frequent interruptions; may be required to deal with distraught or angry people. This type of work may involve ascending and descending ladders, stairs, scaffolding, and ramps, and will involve walking or standing for extended periods. Must have the manual dexterity to operate equipment and use hand tools, and handle and work with various materials and objects. Must have the physical ability to lift a minimum of 40 pounds.
MINIMUM QUALIFICATIONS
Training and Experience
Previous experience involving the care and cleaning of buildings and facilities.
Knowledge, Skills and Abilities
Knowledge of basic cleaning methods, procedures, and techniques; knowledge of cleaning materials, supplies, and equipment; knowledge of safe working methods and procedures; knowledge of and follows the Custodial Procedures Manual; knowledge of procedures for building use activities; displays and applies basic computer knowledge in daily tasks, i.e., E-mail, work orders, etc. Skill in oral and written communications. Ability to accept assignments in a positive manner; ability to organize work activities, including determining priorities and following a time schedule that results in adequate completion of work; ability to respond appropriately to emergencies and other non-routine occurrences; ability to communicate in a positive, cooperative manner with school administrators, teachers, students and other users of the building; ability to cooperate and communicate in a positive manner with co-workers and to use positive methods to motivate the team; ability to follow written and oral instructions and district policies and procedures; ability to perform moderately medium to heavy manual activities; ability to efficiently and effectively use cleaning materials, supplies and equipment; ability to present self as a positive role model, displaying good work habits, including good attendance, being on time, being reliable, being accessible and maintaining good personal appearance and hygiene.
Salary: Salary is based upon the current 2024-25 Custodian Salary Schedule; Placement for all Northshore new custodian hires is Step 1. FLSA Non-Exempt.
Work Year: 8.0 hours per day. 260 days per year.
Benefits: Washington state health insurance coverage (SEBB) and a Washington state retirement package, for eligible positions. Generally, you are eligible for SEBB benefits if you are anticipated to work at least 630 hours per school year (September 1 through August 31).
