Summary
The Senior Facilities Maintenance Technician is responsible for the independent execution of complex maintenance, repair, and operational support tasks across all building systems. This role requires advanced technical knowledge in HVAC, electrical, plumbing, mechanical, and general building infrastructure. The technician will ensure facility reliability, safety, and regulatory compliance through proactive maintenance, skilled troubleshooting, and efficient coordination of resources. The ideal candidate demonstrates a high level of initiative, technical expertise, and a commitment to safety and continuous improvement.

Essential Duties and Responsibilities include the following with other duties as assigned:

  • Perform expert-level diagnostics, repairs, and preventive maintenance on HVAC, electrical, plumbing, and structural systems.
  • Conduct routine inspections of facility infrastructure to identify, report, and resolve deficiencies efficiently and with minimal disruption to operations.
  • Maintain and operate fire alarm systems, emergency power systems, and life safety equipment in accordance with applicable codes and standards.
  • Lead the execution of preventive maintenance programs using computerized maintenance management systems (CMMS).
  • Interpret technical drawings, schematics, and manuals to support maintenance and repair efforts.
  • Coordinate with contractors and vendors for specialized maintenance tasks or facility upgrades.
  • Maintain accurate records of completed work, inspections, and material usage.
  • Support compliance with OSHA, NFPA, EPA, and other relevant regulatory requirements through proper documentation and safe work practices.
  • Recommend and implement improvements to enhance building system performance, safety, and energy efficiency.
  • Provide guidance and mentorship to junior facilities personnel as needed.
  • Respond to facility emergencies and participate in on-call rotation, if required.

    Qualifications

Knowledge and Skills:

  • Thorough understanding of building systems, maintenance methods, tools, and materials.
  • Ability to read and interpret blueprints, wiring diagrams, and technical manuals.
  • Strong troubleshooting and problem-solving abilities with minimal supervision.
  • Familiarity with safety practices, lockout/tagout procedures, and confined space protocols.
  • Effective communication skills for coordination, reporting, and documentation.

Education and Experience:

  • High school diploma or equivalent required; technical certification or associate degree in a related field preferred, or some combination of Training/Experience.
  • Minimum of 5 years of progressive experience in facilities maintenance or building systems operations.
  • Demonstrated proficiency in at least three of the following trades: HVAC, electrical, plumbing, mechanical systems, carpentry, or building automation.
  • Licenses and Certifications:
  • Valid driver's license and acceptable driving record.

Physical Demands and Work Environment

  • Regularly required to stand, walk, climb ladders, kneel, and lift up to 75 lbs.
  • Exposure to moving mechanical parts, heights, confined spaces, and various weather conditions.
  • Personal protective equipment (PPE) must be worn as required.
