Multifamily Regional Supervisor
Are you a property management professional with strong leadership, organizational, and communication skills? We are looking for a Regional Supervisor to oversee the operations of multiple multifamily properties, ensuring optimal performance and customer satisfaction.
Job Summary
The Regional Supervisor is responsible for the property operations of one or more properties. The purpose of the Regional Supervisor is to effectively manage and coordinate people, activities, and available resources to accomplish property objectives as set forth. These objectives will include maximizing property values through increasing revenues and proactively managing expenses.
Duties & Responsibilities
Financial
In conjunction with the President, provide input for the formulation of budgets and occupancy goals for each upcoming calendar year.
Approve purchases and expenses.
Audit files, petty cash and other property record keeping.
Review financial statements and prepare budget variance narrative.
Review of Month End Closing reports.
Ensure collections procedures are followed.
Review occupancy and available units.
Review of invoices and Purchase Orders
Personnel
Hire, train, motivate, discipline, and supervise staff to achieve operational goals of assigned properties.
Provide strong leadership, coaching, and direction.
Administrative/Office
Approve and complete owner reports.
Review occupancy and unit availability.
Review and monitor service contracts keeping up with expirations and termination clauses.
Monitor and follow through on all legal issues including, but not limited to small claims court, lawsuits, fair housing disputes.
Attend scheduled Regional Supervisor meetings, and any other corporate meetings as required.
Resident Relations
Maintain a positive customer service attitude.
Follow up on all resident complaints.
Assist Community Managers with planning and problem resolution.
Property Inspection
Walk and inspect property on a regular schedule.
Check on vacant, rent ready, down and model units.
Prepare inspection reports.
Monitor and review schedules of maintenance activities.
Marketing/Leasing
Monitor market surveys and submarket rental rates.
Reviewing marketing efforts and plans.
Maintain awareness of market/industry conditions and trends utilizing trade publications and professional organizations.
Problem Solving - Identifies and resolves problems in a timely manner; Gathers and analyzes information skillfully; Develops alternative solutions; Works well in group problem solving situations.
Qualifications & Requirements
- Previous experience in property management
- Multi-site experience required
- Knowledge and experience with new construction/lease up management
- Experience with Onesite, AppFolio
- Knowledge of property maintenance, marketing, financial management, federal and state housing laws, and insurance
- Excellent communication, both verbally and in writing and possess strong supervisory, personnel management and organizational skills
- Ability to seamlessly transition and adapt between various projects and priorities.
- Ability to work independently and as part of a team.
- Valid driver's license and reliable transportation.
- Travel to various properties.
