The Facilities Systems Specialist III for the Department of Physical Plant Operations will be responsible for the operation, maintenance and repair of all machinery and equipment required to supply the Research Facilities with electrical power, heating, air conditioning, ventilation, laboratory air, laboratory vacuum, steam, water and life safety.
This is a required personnel position that necessitates the employee’s physical presence in the workplace. The employee must also report to or remain at work during university emergencies or closures and maintain a valid driver’s license that is insurable under the University’s insurance policy.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Maintain and inspect building utility systems for proper safety, processes, and functions according to Standard Operating Procedures (SOP) for Research Facilities, such as heating, cooling, and ventilating systems, pneumatic and DDC temperature controls, laboratory air, laboratory vacuum, pumps, cooling towers, air filters, and central refrigeration units. Duties include identifying, diagnosing, and repairing system components to ensure continued operation. Respond to emergencies as needed and review, evaluate, and support site maintenance related emergencies and critical repairs.
Adjust manual and automated controls of building systems to ensure safe and efficient operation of buildings. May operate computer building automation systems (Siemens, Andover) to accomplish specific tasks related to building operations.
Maintain and keep the steam distribution system and high-pressure vessels (up to 180 psi pressure) within the Research Facilities in order. Duties may include tightening fittings, repacking valves, replacing packing glands, gaskets, valves, recorders, and gauges, cleaning and replacing burners and other components.
Participate in building and system start-up, annual performance testing, recertification, and commissioning. Participate in capital projects and work with project managers and contractors to complete projects.
Operate and maintain pneumatic systems within the Research Facilities.
Replace switches and motors to 110 volts.
Maintain relative pressures and air quantities in HVAC systems.
Repair and maintain existing plumbing systems.
Repair and maintain appliances, including refrigeration and package A/C equipment.
Working from building blueprints to determine the location and layout of circuits, ducts, and piping. Perform on-site repairs or replace components. Perform repair work in the central shop.
Using hand tools and power equipment such as drill presses, saws, threaders, and grinding wheels.
Requisition materials and supplies as needed. Assist with oversight of external contractors and vendors who work on-site.
Keep the work area neat, clean, and safe. Complete required departmental paperwork in a timely and legible fashion. Follow through on all assigned duties until completion.
Performing other duties assigned.
Compensation will be commensurate to candidate experience.
