JOB TITLE: Construction Project Manager III

Empower and lead high-performing construction teams to deliver multi-family and commercial projects on schedule and within budget. Build lasting stakeholder relationships while fostering innovation, accountability, and operational efficiency.
- Innovative Construction Management:
Drive the success of multi-family, mid-rise, and commercial construction projects by combining technical expertise, financial acumen, and strategic leadership. Deliver exceptional results while mentoring future project leaders and cultivating strong client partnerships.
Key Areas of Responsibility
- Project Execution & Oversight – 30%
- Develop construction schedules with clear deliverables and milestones.
- Manage projects from conception through completion, ensuring adherence to timelines.
- Ensure work meets building codes, quality standards, and regulatory requirements.
- Supervise construction progress, coordinate field staff, and adjust schedules as needed.
- Manage material inventory and equipment utilization.
- Project Planning & Budgeting – 25%
- Collaborate with acquisitions, engineers, and architects on project plans.
- Prepare detailed budgets and cost estimates from preliminary to final stages.
- Send projects to bid, evaluate proposals, select contractors, and negotiate contracts.
- Generate final budgets and track project costs.
- Stakeholder Management & Reporting – 25%
- Communicate contract, specification, and technical information clearly to clients and team members.
- Provide regular progress reports, data analytics, and project updates to leadership.
- Foster strong relationships with clients, vendors, and internal leadership.
- Ensure compliance with permits, licenses, and code regulations.
- Team Leadership & Development – 20%
- Lead and mentor project teams, including up-and-coming project managers.
- Develop staff performance and encourage professional growth.
- Build strong relationships with team members, vendors, and subcontractors.
Requirements
Education and Experience
Required:
- Bachelor’s degree in construction management, Engineering, Architecture, or related field, or equivalent combination of experience and education.
- Minimum 10 years of experience as a Project Manager in residential or commercial construction, including multi-family and mid-rise projects.
- Proven track record managing budgets, schedules, and contracts on complex construction projects.
- Knowledge of construction contracts, permitting, building codes, and project scheduling.
- OSHA 10 certification (or ability to obtain within 90 days).
- Advanced proficiency in Microsoft Office and project management software.
- Valid driver’s license and reliable transportation for job site visits.
Preferred:
- PMP or equivalent certification.
- Experience across a wide range of building types, including multi-family residential, mid-rise, and commercial properties.
- Advanced negotiation and leadership skills with a history of building and mentoring high-performing teams.
Physical Requirements & Work Environment
- Ability to lift and carry up to 40 lbs.
- Ability to sit at a computer desk for long periods.
- Clear verbal and written communication skills for interacting with stakeholders.
- Work schedule: 40–45 hours per week, with occasional hours outside normal business hours and occasional in-state travel to active job sites.
SPECIAL REQUIREMENTS:
This position requires the ability to work 40 – 45 hours per week during normal business hours of Monday – Friday, with occasional hours outside out of that range as business necessitates. Site visits and occasional travel required with this position Incumbent must have good organizational skills, be self-motivated, possess good time management skills and can communicate with people on all levels.
WORK ENVIRONMENT:
Most of this position is in a professional corporate office setting dealing with our Pre-Development Department, Architect, Executive Management, Ownership, and customers. Occasional in-state travel to active jobsites is required with this position.
