Leasing Consultant-Student Housing

Job Purpose
As a Student Housing Leasing Consultant, you will serve as the first point of contact for prospective and current residents. Your primary role is to lease apartments, maintain resident satisfaction, and support occupancy goals for the student housing community. You will work closely with the property management team to create a vibrant, engaging environment that supports student life.
Duties & Responsibilities
- Lead and assist in the leasing of new apartment units, including pre-leasing efforts and outreach to prospective residents.
- Conduct property tours and showcase available units to prospective residents.
- Follow up with leads and maintain consistent communication via phone, email, and in-person.
- Close leases and meet or exceed leasing goals and occupancy targets.
- Assist with Lease renewals and move-in/move-out processes.
- Participate in marketing efforts including social media, events, and outreach.
- Accurately complete leasing paperwork and maintain organized resident files.
- Deliver exceptional customer service to residents, guarantors, and prospects.
- Address and resolve resident concerns promptly and professionally.
- Maintain accurate resident account records and monitor delinquency.
- Maintain all leasing and resident files in accordance with company standards and Fair Housing laws.
- Conduct regular inspections of units and common areas, particularly new apartments during turnover and initial occupancy.
- All other duties as assigned.
Qualifications
- Project a professional demeanor through appearance and behavior.
- Previous experience in leasing, sales, or customer service is a plus.
- Strong communication and interpersonal skills.
- Outgoing, energetic, and student focused personality.
- Ability to work flexible hours, including weekends and occasional evenings.
- Familiarity with student housing or university life preferred.
Education
- High School diploma or equivalent.
Experience
- Experience in student housing and new community lease ups a plus.
- Knowledge of Fair Housing laws.
- Familiarity with the University of Delaware and local Newark market preferred.
Physical Requirements
- Frequent walking, standing, sitting, and bending
- Frequent operation of office equipment, such as a computer, copy machine, telephone, etc.
- Occasional stretching and / or bending to access file cabinets, office equipment, etc.
- Occasional lifting, carrying, pushing and pulling objects up to 10 lbs.
